📊 August Market Update is here! More inventory, shifting prices, and changing buyer activity. Swipe to see what’s happening in King, Pierce & Snohomish Counties. →

King County buyers have more choices than they did a year ago, with inventory up nearly 40% and new listings up 32% year-over-year. At the same time, homes are taking longer to sell and the average sale price is down 3.6%.

For buyers, increased inventory may mean more options and less pressure to rush. For sellers, pricing and presentation are becoming increasingly important as buyers have more homes to choose from.

Pierce County is showing a more balanced picture this August. Inventory is up nearly 20% year-over-year, giving buyers more options, while the average sale price has remained relatively steady at $658,621, up 0.9% from last year.

Homes are also selling slightly faster than they were a year ago, despite fewer homes going under contract and fewer completed sales.

The takeaway? There are opportunities on both sides of the market, but the right strategy depends heavily on your price point and neighborhood.

More homes are hitting the market in Snohomish County. Inventory increased 38.2% year-over-year, while new listings climbed 18.2%.

Meanwhile, the average sale price is down 5.3% from last year and closed sales are down 15%. With substantially more inventory available, buyers may have more choices and negotiating opportunities than they did a year ago.

For sellers, this is a market where positioning your home correctly from the beginning matters.

First Look can provide up to 21 days before Active status to build awareness, develop a marketing strategy, prepare the property, gather market feedback, and more—all while making the listing available within NWMLS.

The new rules take effect September 4, 2026. Agents, be sure to review NWMLS Legal Bulletin 233, Rule 119, the revised Data Use Policy, and Form 7U before utilizing First Look.

Closing day for my sweet buyers, Larry + Marcia! 🤍🔑

We first met back in January when they flew in from the East Coast to explore the area and start figuring out what their next chapter here could look like. They knew they wanted to be closer to family, but weren’t quite sure if that meant a house, a condo, or something in between.

So we spent two days touring different areas, price points, home styles, and communities. A 55+ community wasn’t originally at the top of their list, but I convinced them to tour the Toll Brothers Regency community at Ten Trails… and they fell in love.

Leaving their beautiful home on the East Coast is definitely a bittersweet goodbye, but getting to build this home from the ground up and make their own design choices gave them something that truly feels like theirs.

Today we exchanged keys and hugs, and I couldn’t be happier for them. 🥹 Now, instead of a cross-country flight to see family, they’re just a short drive away.

I can’t wait to see them fill this home with so many new family memories.
