NAR says scores above 620 are generally considered desirable for a mortgage, while loan programs may allow lower scores. And Keeping Current Matters reports that 90% of buyers either don’t know what score lenders are looking for or overestimate the minimum.

Your score can affect your loan options and interest rate, but it’s not the only factor.

Before you rule yourself out, talk to a lender about your specific options.

After decades in Northern Virginia real estate, and years working in building materials and construction before becoming a Realtor, I have learned that what is behind the walls matters just as much as what you see during a showing.

Before you finalize your home insurance, here are 5 things I always recommend knowing:

🔑 Don’t insure based solely on the purchase price. Your policy should reflect the cost to rebuild the home today, not what you paid for it.

🔑 Older homes require more questions. Roofing, electrical, plumbing, HVAC, and past renovations can all impact coverage and premiums.

🔑 Know your replacement materials. A custom home with specialty finishes or older craftsmanship may require different coverage than a standard build.

🔑 Ask about water damage coverage. Not all policies cover every type of leak, backup, or flooding event.

🔑 Review your policy every few years. Construction costs change, and your coverage should keep up.

Good home insurance, like a good Realtor, should help you understand the details before they become expensive surprises.
