Joe was in a pinch. He has goals of owning his own home in the near future and a simple, "how's it going?" last October has given him clarity on how to achieve those goals. Making sure that he and his kids have a nice house to live in the interim was absolutely necessary. So we searched the difficult rental market and made something happen in the 11th hour. We found what he needed! He's looking forward to that day when he's handed a set of keys to his own home and I know I'll be right there with him. Thank you for the kind words, Joe.

*Personal Post! Should I get in to designing Kix? I'll have to ask and the team. I think they'd approve. These Nike's were designed by yours truly and I'm pretty sure I'm only going to wear them on dry pavement. I'll also yell at anyone that scuffs them, unintentional or not. This review hit me in "the Feels" 😊. There is something about helping someone that truly needs it. My client looked at her Father's house as a tall mountain to climb 🗻. That is where I knew I could make a difference. Bit by bit and project by project, that mountain turned into a gradual slope. Truth is, Donna and Dennis were rockstars 🤟👨‍🎤 in their own right. They made me feel like family 👨‍👩‍👦 AND I learned quite a few things along the way. Thank you 🫵, Donna and Dennis. You two were an absolute pleasure to work with.

This closing was a special one for many reasons. "More than any reason? What reason would that be?", you ask. My client is the backbone of her family and she's shouldered a lot for the past few years. This afternoon she walked out of closing a little lighter and you could see it in her steps. She's a total sweetheart and I had a blast working with her, her husband, her brother, and sister-in-law. This was a shinging example of helping those that truly need it. The smile says it all!

Something happened in Rome. It's not that entertaining.

The British and Scots celebrated for two days in the 18th century with a "Hunting the Gowk" prank, sending fools on phony errands. When they returned from the errand "pranks played on people's derrieres, such as pinning fake tails or 'KICK ME' signs on them". The OG Bully, Biff Tannen, would be proud. Poor George McFly...

Personally, I believe April Fools Day is Mother Nature fooling us with her ever changing and unpredictable weather. Maybe its the 30+ years of living in I have to attribute for this opinion. It is officially Spring so I guess we move on from Fake Spring in to Fake Winter at this point.

My sellers are UNDER CONTRACT! Congratulations to them! We can breathe a little easier BUT this is when the paperwork stacks up and the second part of the hard work begins. We have a closing date in the near future and can't wait to get to the table.

What is a ? Well, if you're a enthusiast then you may want to 😳 pay attention 😳

The Hollensbury Spite 🏠 in Alexandria, Virginia is the most famous spite house in US History. Often called the skinniest house in the United States, it stands 2️⃣ small stories tall and a girthy 7️⃣ feet 6️⃣ inches wide. BUT WHY 🤷‍♂️? That is where things get interesting. Three stories lay out before us but only one can be true. Which story you believe may say a lot about you. Let's dive in.

John Hollensbury built the house in 1780 after purchasing the alley for $45.65 to:

Story 1. prevent loud and obnoxious loiterers from gathering in the alleyway. Protect your house, community, and peace of mind!

Story 2. get back at his neighbor. This one is sad. His bff lived next door and they had many bro 👥 evenings doing bro things (Go surfing🏄, biking🚴, lifting weights🏋️‍♀️, talking cars🏎️, *clink* sip🍺🍻). After an evening of plentiful adult beverages the bros stopped being bros. Hollensbury requested his bro replace his lifted Jeep Wrangler carriage with a more practical Honda Accord carriage. This would prevent his house from taking further damage from the constant wagon wheel gouging out his wall. Bro said "NO! 🗣️'. So Hollensbury built this house to SPITE his bro that said no. BFFs no more. (I may have made some of these details up but the premise of the story is very real)

Story 3. do something thoughtful. This one is sweet. Hollensbury built the house, not out of spite, but as a gift to his daughters. It was intended to be a playhouse and was later lived in by one of the daughters. ahhhhh!

Whichever story you choose to believe is entirely up to you. Maybe a walk by the house can conjure up your own stories. This spite house is still standing on Queen Street in Old Town Alexandria. In fact, there are three other spite houses in Old Town so make an adventure of it and go check them all out.

Have you ever wondered what happens to properties with a rather grisly history? Do you recognize this house?

It's the Murdaugh House in Islandton, SC and if you're not sure what happened here then you've been living under a rock. Let's just say the general public knows of the executions that took place on this property. Netflix can get you caught up on the details if you choose.

Back to what is going on with this property. New owners (names withheld) bought the sprawling 1700+ acre property in March 2023 well below the $3.9 million asking price for $2.6 million. They used the property for timber, hunting, and agribusiness. Fast forward to last week, 21 acres and the house were sectioned off and auctioned off for $1 million (below the starting bid of $1.1 million). These owners (Names, again, withheld) will be relocating their current horse farm to the property.

So what happens? Deals happen! Typically a 10-15% discount (sometimes more) can be negotiated to purchase these unfortunate properties. Change the function or use of the property and make something good happen out of something awful.

It's January 5th so I'm 5 days behind with 🏠. Apologies!!!
Tip 1: Check your furnace/HVAC Filters but seriously... you should have already changed out your Fall on December 21st (Adam secret, I change my filter the first day of every season). Check it out if you forgot.
Tip 2: Check for pests (think 🐀, 🐜, and 🕷... ewww) around your foundation or wood near ground level. Even those Asian Lady Beetles (not Lady Bugs). Your dog will thank you.
Tip 3: Flush out your water heater. It will prolong it's life. I'm guilty of not doing this one. Who wants to go to academy with me?
Tip 4: Check for water damage around your house. Freezing, thawing, freezing, thawing... you get it. It's January in Virginia. It could be 28 degrees in the morning and 55 degrees by lunch time. Ooo... also make sure your hose bibs are turned off.

June is intense. I never realized it when I was a kid so, hats off to my parents!

Baseball, Dance, Baseball Tournament, Dance Recital, Graduations, hosting the in laws, last day of school excitement comes with camps, vacation is in reach, pre-vacation stress. All while trying to concentrate on work (wife and I).

So I had a bit of fun today. Tonight’s opponent, one of their coaches lives directly behind me and, regrettably, I hadn’t raised the Jolly Roger all season. Today felt just right for this occasion.
