Got a call last week from a woman in her late 40s. Her parents are in their 80s, still in the family home in Reston, and she’s starting to wonder what comes next.

She wasn’t ready to talk specifics. She just wanted to know: “Is there someone who won’t rush them?”

Yes. That’s exactly what I do.

The owner asked how long I’d been in Reston. When I said 35 years, he said, “Then how did you not know about us?”

Fair point. 35 years in and I’m still discovering new corners.

If you’re wondering if Reston is the kind of place where you can settle in , yes. Deeply yes.

It’s deciding which chapter comes next. It’s figuring out what you need versus what you’ve been
holding onto. And it’s doing all of that while managing the emotional weight of a home you’ve
lived in for decades.

Here’s what I’ve learned after 35 years: the logistics are the easy part. The hard part is feeling
safe enough to start.

That’s why I never begin with “What’s your timeline?” I begin with “What are you most worried
about?”

I had a conversation with a neighbor last week. She said, “Every agent on my street has knocked on my door this year. You haven’t.”

I told her that’s on purpose. I don’t knock. I don’t chase. I don’t send mailers that say “SOLD in 3 days!” because that’s not how trust works.

Trust works like this: I show up consistently. I share what I know honestly. And when someone’s ready, they know where to find me.

She laughed and said, “Well, I found you.”

That’s the system. Slow by design.

1. What’s your average list-to-sale price ratio?
2. How do you price a home in my specific neighborhood : not just my zip code?
3. What happens if we don’t get an offer in the first 14 days?
4. What are the real costs I’ll pay at closing?
5. Will you tell me if my home isn’t ready to list yet?

These aren’t gotcha questions. They’re clarity questions. And any agent worth working with will welcome them.
