Twenty acres between the historic towns of Leesburg and Waterford doesn’t come up often anymore — and honestly, that’s the whole magic of out here. Ten minutes from town, but the loudest thing on the property is the breeze. Room to breathe, room to spread out, and room to make it whatever you’ve been picturing: horses in the field, a garden, maybe even your own little vineyard down the road.

The all-brick character pulled me in. The setting is what stays with you.

Fun facts about Loudoun County that deserve more attention. 📣

You could live here for years and still have no idea Loudoun was the launch site of the first privately built rocket to reach orbit, or that a street in Dulles is literally named Warp Drive because Northrop Grumman flies cargo to the Space Station from it.

Basically, there’s a lot more bragging material here than most locals realize. 😉

Just sold: $975,000 in River Creek. ⛳

This one had everything. An estate sale. A family from New Jersey. A buyer who vanished. An attorney with opinions. And a brand-new driveway that had to appear in 30 days — while the next buyer waited it out in a hotel.

Some days I wasn’t sure if I was selling a townhouse or building a driveway. Turns out: both.

But here’s the part I’ll remember. There was no listing presentation. A neighbor told Patty I’d take good care of her family, and she hired me before anyone sat down. After settlement, she called the whole thing seamless.

Now the new owners get a backyard view of golfers trying (and failing) to clear the pond. Welcome home. 🏡

Real estate hot takes from a Loudoun County agent. 🔥

The longer you work in this market, the more you realize that real estate rarely fits neatly into a one-size-fits-all rule.

What works beautifully for one seller can be completely wrong for another. The “right” time to buy isn’t the same for everyone. And some of the advice that gets repeated over and over? It needs a little more context.

The Loudoun County solo day guide for anyone who genuinely enjoys their own company. ☀️

Because sometimes you don’t need a group text, a packed itinerary, or five people trying to decide where to eat. You just need a free Saturday, a little sunshine or crisp air, and somewhere good to wander.

Think coffee, a little shopping, somewhere pretty to walk, a good lunch, and maybe a stop for something sweet because… obviously. 😂

Everyone posts about what they figured out by 30.
Nobody posts the other list.

I’m 51. I’ve been doing this a long time. I know this market, I know these neighborhoods, I know how to get a deal to the table. And I still can’t make myself eat lunch on a showing day. Still take a slow listing personally. Still won’t ask for help until it’s 11pm and I’m doing it myself anyway.

Turns out you don’t age out of being a work in progress. You just get more honest about it.

Every Virginia town has that thing. 😂

The traffic complaint.
 The coffee shop everyone somehow knows.
 The neighborhood everyone has an opinion about.
 The local tradition you pretend is annoying but would absolutely miss if it disappeared.

So naturally, I had to roast a few of the towns within easy reach of Loudoun. 👀

Some of these are painfully accurate. Some may start an argument. And I fully expect at least one person to say, “Okay… but you’re not wrong.” 😂
