It seems the powerful interests of lenders, homebuilders & Realtors have won out in the capture of Freddie & Fannie. What was once a slow-moving process has suddenly become an overnight success as if it had been planned all along. It's almost like they were playing chess while everyone else was playing checkers!

What makes this situation truly remarkable is how quickly Fannie has eliminated traditional underwriting safeguards such as credit scores, title insurance, mortgage insurance, down payment requirements & appraisals - all in favor of something called "Value Acceptance" which allows parties with a financial interest to set their own value on collateral without any oversight from qualified appraisers who can verify their accuracy.

There will be plenty more surprises to come from this radical experiment with U.S taxpayers' money at stake!

The honest appraisers’ warning was timely, blunt, courageous, & unambiguous. If the regulators had acted on the warning, there would have been no Great Financial Crisis. The appraisers who signed the public petition risked their careers. They made it simple for fraudulent lenders and their agents to identify and refuse to employ the honest appraisers. Please comment by Feb 5! Unacceptable risk to taxpayers– Federal agencies have claimed with zero support for the claims, that increasing the threshold to $400,000 poses no increased risk to taxpayers. Of course it does! At minimum it increases the exposure to loss from $250,000 to $400,000! The only truth in the claim that increasing the limit ‘poses no more risk’ is within the context that so many, if not all protections have already been eroded so far that no “greater” risk results from yet one more stripped away protection. Taxpayers should not have to bail out Wall Street every 15 to 20 years!

AGA objects the proposal to increase de minimis at which no appraisal is required. Time to call out the liars that claim consumers demand faster mortgages.
