More Homes Hit the Market as Demand Cools | Buying or selling in Northern Virginia requires more than just a listing—it requires a fierce advocate with local expertise
We’re seeing a subtle but important shift in the housing market: for the four weeks ending August 23, new listings across the US inched up by 0.4%, and total homes for sale grew by 0.5%, reaching highs we haven’t seen since early Q2. At the same time, pending home sales dropped 1.1%—a six-month low—since high housing costs are keeping some buyers on the sidelines, even as inventory improves nationally. The median US sale price is now up 1.9% year-over-year at just over $400,000, with average mortgage rates hovering near 7%, close to a 13-month high.

For buyers, this increase in inventory and milder demand means more opportunities to negotiate, whether that’s for a price reduction or valuable concessions. Properties that have been on the market a few weeks often offer the best leverage—something I always keep in mind when guiding my clients in Northern Virginia. For sellers, realistic pricing is proving far more effective than trying to chase last year’s numbers. If you’re considering a property in a community with an HOA, here’s what you should know: becoming a homeowner there means you automatically join the association, pay required fees, and agree to a framework designed to protect both property values and neighborhood quality of life. HOAs are responsible for maintaining landscaping, common areas, roads, and amenities like pools and parks—they’ll even step in to mediate disputes or enforce community standards. Typical monthly dues are $200–$300 for houses and $300–$400 for condos, funding ongoing maintenance and setting aside reserves for unexpected repairs. What Smaller U.S. Homes Could Mean for Buyers | Buying or selling in Northern Virginia requires more than just a listing—it requires a fierce advocate with local expertise
Over the past decade, I’ve watched Northern Virginia—and the broader U.S. market—shift toward smaller new single-family homes. The average new home has gone from 2,700 to 2,400 square feet, while the price per square foot has soared by about 72%. By 2025, one in four new homes nationwide measured under 1,800 square feet, compared to just one in six a decade ago. Large homes (3,000+ sq ft) have become less common, now only about one in five new builds. Builders are leaning into these smaller designs to help offset rising land, labor, and material costs, especially with mortgage rates hovering near 6–7%. For many of my clients—especially first-time buyers or anyone focused on affordability—smaller homes can open the door with lower down payments and manageable monthly costs. Still, the steep price per square foot reminds us that finding true value takes strategy and an advocate who knows the market inside and out. This summer, the Arlington and Northern Virginia housing market offered a mixed picture. While condos and attached homes became more plentiful throughout Northern Virginia, single-family homes continued to be in short supply—a familiar challenge for many of my clients. In Arlington specifically, sales dipped by 5%, with the median price holding at $823,000. Across Virginia, sales posted a modest 1.8% increase, and the statewide median price reached $448,000. Nationally, home sales remained steady, marking the 37th consecutive month of price increases. Navigating these shifts takes deep local expertise and a clear understanding of each neighborhood’s unique dynamics.
