Growing up in Idaho, then spending the next 25 years living across the US and the Middle East, has focused why we now call Idaho home. I hope to share information about myself as a licensed Real Estate agent, the Real Estate Two70 agency, and why people want to call Idaho home. As for myself, not only do I look at real estate from the position of a homeowner, but as also as a father and an investor. In addition to homes we have bought and sold in Michigan, Colorado, Tennessee, and Idaho, we have also owned residential rentals in Colorado and Tennessee. Through these transactions I have experienced a couple of good Realtors, and a number of bad ones, which I hope will make me be an agent that meets YOUR needs. Homeowners Associations (HOA) come in different flavors and scopes of services they provide. Some may be your neighborhood's event planner and offer community services, but at their base level they serve a forum to ensure agreed community standards maintained. While not every home in our beautiful corner of Idaho is part of one, but they're pretty common, especially in newer spots!

So, What's the Big Deal with HOAs? (The Good Stuff!)
Why would you want an HOA?
* Pretty Places: Love that manicured lawn, snow-free sidewalk, or sparkling community pool? The HOA can take those on if the community agrees that is what they want to pay for!
* Awesome Amenities: Hello, pool parties, gym sessions, or even a cool clubhouse! Some HOAs offer perks that save you money on separate memberships.
* Value Protectors: By keeping everyone's place looking sharp, HOAs help protect your investment. No more side-eyeing that one yard that looks like a jungle! 😉
* Less To-Do For You: Some HOAs even cover exterior maintenance or roof repairs.

The Nitty-Gritty on Fees & Finding Out-

Over 80% of new single-family homes have HOAs, and about 40% of all homes do. So, yeah, you'll likely bump into them.

What's the damage? Fees vary wildly. The national median hovers around $125/month, but it really depends on what's included. Some are monthly, some quarterly, and others only a small amount over a year.

Does everyone have this outcome when they use the app? After years of avoiding because of repeated negative experiences around the turn of the century (long story) I decided to give then another shot since a friend of mine was such a huge fan he took a part time role for part of his 'semi-retirement" (I think he just wanted the discounts. 😉😉😉)

So I have slowly tried them for a couple home renovations I have going on or on the books. Unfortunately 2 out of the 3 times I have ended up with delayed shipments and no notification until I go check the app. Do they just try to bait and switch you or what? The tracking on the previous delay hadn't even shown it had been shipped when I was expecting it to arrive. So I jumped through the hoops to try getting it cancelled only to have them say they couldn't. Unfortunately I wasn't going to be there for the next 2 weeks, so couldn't receive it. Ultimately FedEx held onto it for a week then sent it back.

At least this one I was just planning to collect at the store, but once again the delay ends up outside my availability window for when I will be there, so it will be a month before I can install it.

While I agree with my friend that the store and sales team are a solid experience compared to their orange competitor, it will be awhile before I rely on them for anything critical that's not in the store.

Seeing headlines about "price drops" can be scary, but here's the real deal:

Home prices are still higher than last year and expected to keep rising, but at a slower pace.

More sellers are adjusting asking prices to meet today's market. This doesn't mean overall prices are falling, it just means sellers are being more realistic.

The actual selling price of homes is still rising!

Good news for both buyers and sellers:

Buyers: More realistic asking prices mean a better chance of finding your dream home at a fair price.

Sellers: Adjusting your asking price can lead to faster sales and smoother transactions.

Regardless of you spin it, the buyers AND sellers have always paid the commission. IMO, the change will be what was previously very clear on the MLS listing agreement will be replaced with buyer agents having to guess and less scrupulous seller agents still charging 5-6%, and the seeking a concession aligned with their buyers rep agreement. Hopefully the selling agent would say, "We built this in" and then just reduce their portion. Unfortunately there will be seller's who don't understand what to expect, and less ethical agents not offering up. In the end BOTH buyers and sellers will likely pay more than they would have.

Fortunately, we are going to be very clear with the seller about how the agreement will be structured and how we will attempt to negotiate with buyers. Have any questions? Feel free to post them below :-D
