Your neighbor priced it right and closed. You're on price drop number 2.

Overpriced homes don't get lowball offers. They get scrolled past. Your price is the first thing a buyer decides about you, and too high reads as "this seller isn't serious."

So you drop it. Then you drop it again. Now you're not setting the market, you're chasing it downhill and leaving money on every step.

My rule: more than about 5% over what a home is worth and buyers won't even bother. They don't want the fight.

You'll figure it out within about ten steps inside. Aspen tongue-and-groove on the walls. Concrete floors stained and sealed to outlast all of us. Cabinet drawers that close soft instead of slamming. It's a brand new 2026 build, and somebody sweated the details that never show up in photos.

Three things I'll point out while you're here:

The primary suite has its own laundry room, tucked right off the walk-in closet. Sounds like a small thing. Ask anybody who's ever hauled a basket down a hallway at 6 a.m.

And the patio. Eighteen by thirty-five, covered, cedar ceilings, with hot and cold water and a floor drain plumbed in on purpose for a soaker tub or an ice bath. Somebody thought that through.

All of it sitting on 1.19 acres with animal rights. Room for a couple of horses and a whole lot of quiet.

660,000,000 pounds of ground beef are headed for American grocery stores — and nobody will say what
country it’s from.

Friday the President announced 300,000 METRIC TONS of ground beef coming in tariff-free for 90 days, sold
25% below market. He didn’t name the countries. Just “a few.”

Justin Tupper, president of the U.S. Cattlemen’s Association: “You don’t put America first by putting U.S. cattle
producers last. This move will weaken our markets and gamble with food safety.” The NCBA said the same
thing. So did a Republican senator from Montana. Cattle prices dropped the same day — right when ranchers
are selling their calves.

Meanwhile our herd is the smallest it’s been in 75 years. Ground beef is $6.89/lb, up 10% — but the rancher’s
price only went up 5%. The rancher is NOT why your hamburger costs seven dollars.

And “Product of USA”? VOLUNTARY label. If the package doesn’t tell you, you don’t know.
So here’s how we fight back: don’t buy the crap they’re shipping in from who-knows-where. Buy local. Buy
from a rancher whose name you know — where you know what’s in it, you know it was raised right, and you
know it’s good enough to feed your family.

beef. I will personally put every single one of them on a list and get it in front of as many people as I possibly
can.

Washington won’t tell us where their beef came from. So we’ll build our own list of the people who will.

There’s a rodeo AND a bull riding in East Idaho this weekend — and if you think those are the same thing, the
guys putting it on would like a word 🐂

THE BULLS — the Snake River Showdown at Sandy Downs in Idaho Falls, and it’s TWO nights: Friday AND
Saturday, Aug 21–22. Gates open 5:30pm, show starts 7pm. Kids 5 and under get in free, and it’s built for
families — date night or haul-the-whole-crew night, your call. Tickets are online in advance (recommended)

So why isn’t it a rodeo? Because a rodeo is a whole bunch of events — roping, barrels, broncs. This is just bulls,
all night long. In their words: “we just buck bulls.” It’s the highest-adrenaline eight seconds in the sport, back
to back to back.

WANT THE FULL RODEO? The Teton Valley Rodeo in Driggs is the SEASON FINALE Friday night. They’ve run
every Friday since June 19 — this is the last one of the year.

THE REST OF IT — Rexburg Farmers Market Friday 4–8pm at the Madison County Fairgrounds. Fleetwood
Visions (Fleetwood Mac tribute) at the Colonial Theater, $39, 7:30pm — note the time, it’s 7:30 not 7:00.
Saturday: Idaho Falls Farmers Market on the River Walk Greenbelt (600 Memorial Dr) 9–2, a “Beyond the
Snapshot” wildlife photography workshop up in Island Park at 9am, and the Back to School Teen Disco at
Broadway Plaza downtown, 7–10pm. Parents, that’s three hours. You’re welcome.

📅 START PLANNING: the Eastern Idaho State Fair in Blackfoot runs Sept 4–12. Flo Rida opens it and Gabriel
Iglesias is on the 10th — those sell out early in a market our size.

Everybody wants the house nobody else wanted — until they see it on day one. 👀
3 bed, 2 bath townhouse in Idaho Falls. Here’s the honest list: paint, flooring, all new appliances, and every light fixture in the place.
That’s it. That’s the whole list.
And here’s what I told the seller — none of that is scary. Paint, floors, lights and appliances are things you can buy. The layout is the thing you can’t change, and this one’s already right. Three bedrooms, two full baths, real square footage in the bedrooms.
🏡 Sellers — if you’re sitting on a house that needs work and you’ve been putting off the call because you think it has to be perfect first, it doesn’t. Turning these around with owners is my favorite part of this job. We figure out what’s worth doing, what’s a waste of money, and how to price it so you’re not leaving cash on the table.
🔑 Buyers — if you’re worn out getting outbid on the move-in-ready ones, this is where the equity actually lives. The house nobody’s fighting over is the one that pays you back.

Live in East Idaho long enough and you can check every single one of these off 😂

You've taken photos at the falls on the Greenbelt, waited way too long in line at Reed's Dairy, planned your whole summer around the Melaleuca Freedom Celebration, and learned exactly when not to get on Highway 20 on a Friday in July.

You've also got opinions about Big Jud's, you know somebody who's lost a shoe at the Sand Dunes, and you avoid 2nd East in Rexburg during move-in week like it's your job.

At some point these little things just stop being quirks and start being the reason you'd never leave.

Ever ridden the Ashton-to-Tetonia Trail and wondered about those insane bridges? 🚂 They’re a hundred years old. From 1910 to 1913 the Oregon Short Line — part of Union Pacific — laid 44 miles of track out of Ashton, built by about 1,800 Chinese, Japanese, and Greek laborers. It hauled seed potatoes, grain, peas, and livestock, with grain elevators spaced exactly one day’s wagon ride apart. The trestles are the showstoppers: Conant Creek stands 137 feet tall, and Bitch Creek (really the name!) is 135 feet high and as long as two football fields. Passenger service ended in 1965, the last freight ran in 1981, and the rails were pulled in 1990 — but instead of vanishing, the line became a ~30-mile trail you can bike, ride a horse, or snowmobile across those same bridges. A century ago it moved potatoes; today it’s one of the prettiest rides in Idaho. Book a call with me below 👇 Get Packin’, You’re Movin’! 📦
