I have extremely strong opinions about this: It is BEYOND a real estate agent’s job description and scope of expertise to make predictions about future mortgage rates.

If you are a buyer, and your real estate agent is *guaranteeing* that rates will drop at some future date, then that agent is not acting with your best interests at heart.

Our primary duty as agents is to protect our clients’ interests, not sell them an idea which is based upon hope and a feeble understanding of previous trends.

REAL ESTATE WORD TO THE WISE:

This one might sound a little harsh. But some of you potential buyers out there may need to read this:

LOWBALL OFFERS ALMOST NEVER WORK. THEY ARE ALMOST ALWAYS COUNTERPRODUCTIVE AND USUALLY DAMAGE A BUYER’S NEGOTIATION POSITION.

By “lowball offer”, I mean an offer that is so egregiously low that there is no way a seller would ever accept it.

Sometimes, buyers who are not properly versed in negotiation tactics will submit lowball offers as an attempt to lower the negotiation frame.

They erroneously believe that if they start really low, then a seller will meet them halfway.

But this tactic almost always backfires. In an overwhelming amount of instances, all that these lowball offers ever do is anger the seller by insulting their intelligence.

In turn, sellers who receive these type of offers usually question the intelligence of the buyers who submit them.

Many sellers further question the buyer’s knowledge of the real estate market. Some sellers even go so far to question the buyer’s grasp on reality.

All of these negative emotions tend to bias the seller against the buyer, particularly when there are other buyers interested in the property.

I’ve often seen sellers turn down subsequent offers from the same lowballing buyer…subsequent offers that were strong and reasonable. The seller turns them down because that particular buyer “poisoned the water” with their original lowball offer.

Do you want to get the best price possible for a home? Here’s a better strategy: Start with the fair market value of the property…then work downwards from there.

Submit an offer that will be favorable to you in price, but will also be high enough that the seller will have trouble turning it down. This is a much better way to negotiate.

This strategy doesn’t always work. It all really depends on the market conditions and the demand the individual listing is generating. But this strategy gives you the best shot at getting a more favorable price.

The bottom line is: DON’T SUBMIT LOWBALL OFFERS.

They will almost always do more to hurt you than help you.

REAL ESTATE STORYTIME:

One of our buyers recently placed an offer on a home. It was a very competitive situation. There were over 10 total offers on this one property.

Yet in spite of the fact that our client’s offer wasn’t the highest, he still beat out the other buyers and won the contract. How did this happen?

Well…as we were writing our client’s offer, we called the listing agent and asked if there was anything in particular that the sellers were wanting in addition to a favorable sales price.

The listing agent responded that although the sales price of the home was indeed important…more than anything…the sellers were wanting to stay in the home for a couple of months after closing. They were essentially hoping to say “Goodbye” to their long-time home while their next home was being built.

Our client was an investor who had no plans to occupy the home himself. He therefore had no problem granting the sellers’ wish.

To the contentment of both parties, our buyer leased the home back to the sellers after closing. It was a win-win. The sellers got what they wanted and our buyer got the home.

The listing agent told us that our buyer was the only one who offered this type of leaseback to the sellers. In fact, the listing agent said that we were one of only a few Realtors to reach out to her before placing an offer. Simply put, we wouldn’t have known that this was important to the sellers had we not asked.

THE MORALS OF THE STORY: Successful negotiations aren’t always about price. If you’re placing an offer on a home, make sure your agent engages the listing agent, and asks all of the right questions. That way you as the buyer can find out what is most important to the seller.
