Even in competitive markets, buyers don’t want to pay more than what the “comps” show, so it’s crucial to get the pricing right. Going too high can backfire while underestimating a home’s value might cause you to leave money on the table.

To price your home right from the start, consult your neighborhood’s comps. These are data sheets about recently sold properties in a specific area. At a glance, you can get an idea of what homes around you are selling for.

đź—ť A frequent mistake sellers make is pricing a home too high and then lowering it periodically

đź—ť Some sellers think this practice will yield the highest return. But, in reality, the opposite is often true

đź—ť Homes that are priced too high will turn off potential buyers, who may not even consider looking at the property

🗝 Homes with multiple price reductions may give buyers the impression there’s something wrong with your home’s condition, or that it’s undesirable.

So it’s best to eliminate the need for multiple reductions by pricing your home to attract the widest pool of buyers from the start.

Are there any factors that can make your home unsellable? You bet! In my previous tip, I touched on the importance of getting your home properly prepared and staged. Let’s continue with Tip #4:

đź—ť Not Having the Right Network of Buyers and Agents in Your Area

The average agent will email blast every client and every Realtor on his/her list on every listing they have for sale. It may sound like a good idea, but it is the worst idea. Almost always, there are many people on an email list that aren’t interested in the email. They will look at your email as SPAM. They could live in a different area, aren’t interested in the email topic, or numerous other reasons.

What I do is Categorize the recipients that receive an email. For example, a person could be tagged as a buyer looking to purchase in [ this town ]. Another effective way is for a realtor to personally call all the buyers and agents individually to let them know about something they are probably interested in.
