Even before getting pre-approved, one of the first and most important steps I tell all future homebuyers to do: Start saving. If buying a home is the goal, then plan on taking the necessary steps to get there. Don’t start out looking at it as “I have to save so much money for my down payment.” Yes, there may be a number. But, it’s better to set those smaller goals. How much to save per week? How much per month? One more hack for a savings journey: Automatic transfers and deposits. That’s it. It’s so easy to have money go automatically from your checking to your savings, or from your paycheck to your savings account. A little bit every month can really add up.

Let’s bust another myth! Homebuyers don’t need perfect credit to buy a house. While higher credit scores can result in lower interest rates and ultimately lower monthly payments, there are still a lot of loan programs available to people with lower credit scores. Is it still a good idea to work on boosting your credit score? Of course! But, it’s not a requirement to have flawless credit to purchase a home.

Here's how credit scores work. In a simple graphic like this, it's easy to see what matters most.

1. Payment History (35%): This is the record of your payments on credit accounts, including credit accounts, mortgages, and other loans. On-time payments positively impact your score, while late payments, defaults, or bankruptcies can have a negative effect.

2. Credit Utilization (30%): This is the ratio of your current card balances to your credit limits. A lower ratio is generally seen as more favorable and can positively impact your score.

3. Length of Credit History (15%): This considers how long your credit accounts have been established. A longer credit history can be seen as more stable and may positively impact your score.

4. Types of Credit in Use (10%): This takes into account the various types of credit accounts you have, such as credit accounts, mortgages, and installment loans. A mix of different types of credit can be viewed positively.

5. New Credit (10%): This includes recent inquiries for new credit and the number of recently opened credit accounts. Multiple recent inquiries or new accounts may hurt your score.

Property taxes paid on your home are often deductible from your taxable income. This can be another way to reduce your overall tax liability. Do you have any energy-efficient upgrades? Your locale may offer tax credits for making these improvements to your home, such as installing solar panels, energy-efficient windows, or insulation. First-Time Homebuyer Credits: Some countries, states, or regions may offer tax credits or deductions specifically for first-time homebuyers to encourage homeownership. Self-employed?
