Home shopping on a budget is all about persistence.

And not just because you’re making lowball offers and getting rejected although that will happen sometimes.

You’ll also miss out on some homes that you won’t even tour because you’re sticking to your budget and they’ll sell really fast.

But some homes that will seem out of budget at first, will start to lower their prices and that’s when you get your opportunities.

I helped someone buy a home for less than $200,000, but it took us more than a year to get an accepted offer for him to buy that home.

And the seller had to drop their price $35,000 before it was close enough to our price range for us to offer.

You have to find the hidden opportunities and be patient knowing that if you do not quit, you will find a home that you love and can still afford.

Just keep going.

Don’t tour homes only at night or you might regret it.

I recently did a second tour of a home (first at night, now during the day) and there were problematic things like rusted electrical boxes and missing window panes that we didn’t notice at night.

Even though we had flashlights and were doing our best to try and spot any issues, we still missed some things that were pretty obvious in the light of day.

Even if you have to tour it at night the first time, make time to go tour it again during the day if you think you like it.

You may see it in the light of day and change your mind.

I was told this for the first home I ever sold, and it’s stuck with me.

A mentor of mine told me a story of a buyer he worked with that was scheduled to close the next day and didn’t have time to do a walkthrough before.

So the agent went and walked through the day before, and it was such a great thing that he did because a brick had been thrown through the window!

So closing was delayed, repairs were made, and they still were able to buy the home.

But this way they didn’t have to pay for a brand new window when they’re already paying a lot of money out of pocket to buy the home in the first place.

You don’t want unexpected surprises when you go to move in.

Sometimes you don’t even know what to ask…

And that’s okay! That’s why you make sure you have a team of good people behind you when buying or selling a home.

You might not know there are pitfalls ahead that are fully avoidable.

You might not know there is an easier way.

The key is finding people who have been there before and know how to deal with these problems when they do come up.

There are always situations that come up, but they don’t have to become a problem if you have the right people there to manage the situation before it turns into a problem.

Always get inspections done early! 🏡

It can be easy to put it off because there’s tons of paperwork, you’re applying for a loan, figuring out homeowners insurance, and life still tries to get in the way of everything.

But don’t put off the inspection!

After the first initial inspection, you might need to get quotes for certain repairs that need to be done, you might need to see if there’s any are structural issues that require a structural engineer would need to examine.

Don’t wait until the the last minute, because there might be more you want to know and you don’t want time working against you, all that does is push off the closing date further into the future.

Always get it done early in the process so you have time to renegotiate, get repairs done, or back out if it’s too significant an issue so you don’t waste any more time on it.

Congrats to my client for getting this house under contract under $200K! 🎉

We needed to find a home that keeps the monthly payments affordable.

And sometimes it takes longer when you actually stick to your budget and don’t compromise the monthly payments.

But we finally did it and now this client will be in their new home in 2026!

No more renting, now he’ll start off in the first month of 2026 being a homeowner!

Nothing destroys momentum faster than “I’ll wait until...”

No matter what it is you’re starting. It’s easy to push off the pain of starting until later.

“I’ll start next Monday, let me just enjoy one more weekend...”

“I’ll do that tomorrow...”

“I’ll get started after the new year...”

But imagine if you started today.

Then once you get past the initial difficulty of starting, it’s easier to maintain momentum and keep going.

It’s separation season, because if you keep your momentum going while others slow down, they’ll have no way of catching up unless you decide to stop.

Prepare for 2026 now.

That definitely wasn’t our plan…

But we made it work anyway.

Things go wrong, no purchase or sale of a home has ever been completely perfect.

Sometimes there are tiny problems that stress us out a lot, sometimes there are big problems that also stress us out a lot.

But at the end of the day, if you keep persisting, it will pay off.

You don’t have to love the house yet…

But you do have to love what it has the potential to become.

Yes, homes can be remodeled, repairs can be made, paint can be redone.

But a 1910 house can’t be fully remodeled to look like a 2020 house, it just wouldn’t feel right.

Make sure your expectations for what the home could be are realistic based on the bones of the house.

This is what it actually takes to get a lower price on a home.

You will make offers and get rejected 90% of the time. The other 10% of the time you’ll get counter offers that barely move the price.

It will take you 10X longer to buy. But you just might save $100/mo on payments.
