The National Association of Realtors is urging Congress to double the capital gains tax exclusion for home sellers, raising the limit from $250,000 to $500,000 for single filers and from $500,000 to $1 million for married couples.

The current limits, unchanged since 1997, mean nearly 13 million homeowners would face a tax penalty if they sold today, effectively locking them in place and reducing available housing supply. NAR president Kevin Brown testified before the Senate Banking Committee that raising the limits would free up housing inventory without requiring new construction.

Congratulations to my wonderful clients and friends on the successful sale of their previous home and the purchase of a home that’s a better fit for this next season of life.

While their former home was sooo cool and served them well when they needed more square footage, they were ready for a change in lifestyle—one that offers less dusting lol and more opportunities to enjoy the things that matter most. Morning coffee on the patio, and time at one of the many parks with the grandkids, and more time making memories with family are all part of the vision for this next chapter.
