Before purchasing vacant land, be sure to ask a few important questions:

✔️ Are there any deed restrictions?
✔️ Has the property been perc tested?
✔️ Are utilities available nearby?
✔️ Does the property have legal road access?

One of the biggest misconceptions I hear from sellers is that their home has to be “perfect” before putting it on the market.

In reality, most buyers are looking for three main things:

• A home priced correctly for the market
• A property that has been cared for
• A clean space where they can picture themselves living

You do not have to complete every cosmetic update or major renovation to have a successful sale. In many cases, strategic pricing, preparation, and marketing matter far more.

One thing about real estate: the market doesn’t care what Zillow says your house is worth, what you paid in 2021, or how much you need to make on it.

The value of a home comes down to what buyers are actually willing to pay in the current market and having someone local who understands that market can make all the difference.
