Ten markets across five counties, and a $385,000 spread from the top of the list to the bottom.

Isle of Hope and Wilmington Island anchor the high end at $650,000 and $639,000. Richmond Hill held at $454,715. And the Effingham communities are quietly competitive — Guyton at $352,500 and Rincon at $312,500, both landing within reach of Pooler.

One caveat worth saying out loud: a median is the middle of a market, not an appraisal of your home. Condition, location, and timing move that number considerably in either direction.
