The Groundhog may have predicted 6 more weeks of winter, but in real estate, we felt the Spring market arrive around December 31st, 2021. I remember sitting on the couch on New Year’s Eve and scheduling homes to see on New Years Day…and homes were already booked on a holiday. It was another indicator what has turned out to be a very competitive environment in 2022.
While the inventory is low and market is hot, buyers are in strong financial position than ever. And because of that, buyers are able to offer terms to sellers that can ease a lot of nerves or they might have about finding their next home if they sell. 2022 is going to be Your Year! We usually don’t see this much activity on our riverfront properties in mid January, even after a couple of snow storms…but we are excited to help out so many of our friends and clients who came from DC, Newport News & Richmond area to learn more about our properties and the market conditions right now. Don’t be fooled by initial appearances. This home received some of the most attention from clients and investors than many of the 140+ properties our team sold & closed all year. One of the most rewarding parts of the job is the ability to teach and show how homes like this can really be just another form of college savings funds, a path to early retirement, another source to pay off medical bills, weddings, a path to give back to church or charity like never before, and increase overall quality of life. (And In many cases you can get greater returns on your investment) Even with a little TLC, fixed up homes in this area can be sold $75,000 more than what it just sold. And if the investor chooses to hold and rent, it still produces a positive cash flow. Been a busy few days but absolutely worth it! I love that I could work with Amanda Pedini in Texas to help Cheyenne & her family buy their first home in Chesterfield. And the Open House I just hosted for Valissa Fox in Hanover is now under contract! Our team is hustling to try and get so many of you into your next home before the holidays.
