The sales price-to-original list price ratios for transactions closed over the past 90 days (as of May 4, 2026) provide some insight into the current market conditions in the City of Richmond. Specifically, these ratios are analyzed for areas 10, 20, 30, and 60. It’s worth noting that, while the data for for recently under contract properties is not yet available, there is anecdotal evidence suggesting an increase in competition among under-contract properties that have not yet closed.
