Okayyyy but this is the part of real estate I really love. 🥹🏡

I asked my Soror’s Tanisha & Ayana why they felt like now was the right time to buy new construction, and their answer was really just… they were ready to have something of their own.

They were new to Virginia, ready to settle in, plant some roots, and have that peace of mind that comes with being able to say, “this is OUR home.”

And honestly? I love that for them. 🤎

But I also don’t take it lightly that they chose ME to help them get there.

From figuring out the plan, navigating new construction, making decisions along the way, and getting all the way to the closing table — thank you ladies for trusting me with such a big milestone.

Y’all said you wanted your own… and now you do. 😭🥂

First, let me say THANK YOU. 🥹🤎

So many of the people I’ve had the privilege of helping found me right here on social media. You watched a reel, sent a DM, followed along for a while, and eventually trusted me with one of the biggest decisions you’ll make.

And that trust means EVERYTHING to me.

When I recorded this video back in August, my business was already up 70% from this time last year. Fast forward to the end of September… and we’ve added TWO more homes under contract. 🥂

Now I’m heading into Q4 with a goal of helping 10 more families make a move — and I’m reminded that not every client starts as a stranger on the internet.

Some come from referrals.
A friend. A coworker. A family member. Somebody who said, “I know somebody you need to talk to.”

Sunday reminder: you don’t have to have it all figured out before you start. 😂

Sometimes the goal isn’t “go buy a house tomorrow.” It’s figuring out what needs to happen between where you are now and where you want to be.

Credit? Income? Savings? Location? Budget? Timeline? There’s a strategy for all of it.

And honestly, I’d rather help you build the plan than have you spend another 2 years saying, “I’m thinking about buying…” 😭

You bring the goal. I’ll help you map out the moves. 🏡

Girl, girl, girl… 😭

I KNOW we just watched the Fed raise rates and now mortgage rates are creeping back toward 7%… so naturally everybody is like, “Yeahhhh, I’m waiting.” 👀

But can we shift the conversation for a second?

Stop obsessing over the rate and start looking at the PAYMENT.

Because the rate is only one piece of the puzzle. Your actual monthly payment also depends on the purchase price, down payment, taxes, insurance, HOA (if applicable), loan type, and more.

And BTW — the Fed’s rate and your mortgage rate are NOT the same thing. Mortgage rates can move based on a number of factors in the broader economy. (Source:NerdWallet)

So instead of asking, “What’s the interest rate?”

Let’s ask: “What monthly payment fits comfortably in MY budget?”

Because there are buyers who can make the numbers work at today’s rates… and there are buyers who shouldn’t. That answer is personal.

My job isn’t to convince you to buy. It’s to help you understand your numbers, your options, and what actually makes sense for YOU.

The rate matters. Your budget matters more. 🏡

Bonaire was exactly what I needed. 🌊☀️

A little rest, a little reset, good food/drinks, great company, and enough time in the Caribbean Sea to remind me that life is meant to be enjoyed.

So grateful for the memories with Imani and my new friends. Now I’m back in the real estate streets, refreshed, recharged, and ready to get back to work. 🏡✨

Vacation was cute, but the streets are calling. 😂
