Vermont Short-Term Rental Alliance

Vermont Short-Term Rental Alliance VTSTRA is a member-based association for the vacation rental community of Vermont. Join us!

VTSTRA exists to represent the collective voice of Vermont STR operators so that the interests of the STR community are adequately heard and represented during any policy-making process that affects the STR industry. We seek cooperation with lawmakers to find collaborative solutions and implement reasonable regulations. VTSTRA aims to reduce the State’s burden of monitoring and enforcement by serv

ing as a trusted partner in administering systems and processes that ensure a safe, responsible, and law-abiding STR industry in Vermont. VTSTRA supports:

- policies that encourage more Vermonters to participate in Vermont’s homestay and vacation rental industry.
- policies that allow STRs to exist without residency requirements.
- a statewide system for STR registration.
- STR-appropriate health and safety standards that protect the well-being of hosts, guests, neighbors, and communities.
- a short-term rental industry that welcomes all visitors, regardless of race, color, sex, religion, familial status, sexual orientation, or national origin.
- raising the minimum wage and SMART Growth incentives so that Vermonters are more equipped to afford housing prices in Vermont.

🌟Today is officially Vermont Tourism Economy Day! Celebrated by Vermont Legislators at the Statehouse, and supported by the 30,000+ Vermonters who work in tourism and invite 16 million visitors to Vermont each year.

Thanks to our visitors, every Vermonter saves over $1,000 in taxes. Visitation brings $4.2 Billion into our state, keeping our local businesses and services viable.

Roughly 25% of visitors stay in a vacation rental, and 60% of vacation rentals are located in towns without hotels.

🏡 Vacation rentals alone generate $50 million in state tax revenue, $600 million in visitor spending, and $400 million in resident income per year.

Vacation rentals are an undeniably important part of our tourism economy and the journey one follows when moving to Vermont permanently.

We thank our legislators for supporting tourism and recognizing it's importance to Vermonters.

Vermont's become a model for vacation rental advocacy nationwide.

What started as one host speaking up locally has grown into the
Vermont Short-Term Rental Alliance and a broader effort to bring structure, credibility, and staying power to an industry that often struggles to be understood.

A recent article showcases Julie Marks, a Vermont vacation rental host turned property rights advocate whose work has helped turn a fragmented vacation rental industry into a unified community with a recognized voice and reliable resources.

The article also explores how Vermont has become a leading example of what’s possible when short-term rental (STR) hosts move from reactive to organized. From building member engagement to advancing a national funding model for STR advocacy, Julie’s work has created a pathway for others to follow.

Vermont Short-Term Rental Alliance is now supported by over 350 members—representing ~30% of Vermont’s short-term rental units, and roughly 200 locally-run businesses across the state.

Julie Marks’s role as a short-term rental advocate requires a kind of social hypervigilance, reading faces as soon as she enters a meeting.

Another incredible vacation rental conference come and gone! We were so impressed by the caliber of attendees, vendors, and speakers at this event (and the food at was a huge hit!!). 🙌

But it's easy to put on a successful event when you have a huge community of hospitality professionals who are passionate, kind, and supportive of one another. 🫶

Special thanks to for sending Lindsay to help ensure the event ran smoothly. 🤗

If you missed out this year, save the date for October 25 & 26, 2027 at Sugarbush! 📅

In the meantime, keep an eye out for other events, meetings, and opportunities to connect.

Hospitality professionals, unite!!

5 Top Things People Get Wrong About Vacation Rentals

Short-term rentals (STRs) are often blamed for housing problems. But these common assumptions don’t match what’s actually happening in Vermont.

Myth 1. “They’re owned by big corporations.”
Not really. About 80% of Vermont STR owners have just 1–2 listings, and many are local homeowners.

Myth 2. “They could all become long-term rentals.”
Most wouldn’t. Many STRs are seasonal homes, owner-occupied properties, or unique spaces that were never part of the year-round housing market.

Myth 3. “They drain communities.”
STR guests generate about $650M in local spending, support 6,000 jobs, and contributed $54M in Vermont tax revenue in 2023.

Myth 4. “STRs are just second homes.”
They can be spare rooms, ADUs, farm stays, condos, or cabins. Only about 40% are single-family homes.

Myth 5. “Banning them will fix housing.”
In many places, homes simply return to private second-home use, while communities lose tourism revenue and local jobs.

The reality:
Housing and tourism are complex. Better solutions start with clear information and honest conversations. Learn more: https://vtstra.org/blog/5-things-people-get-wrong-about-the-vacation-rental-industry
