My client came to me as a referral last year. We connected and went over the process, the prep work that needed to be done, and when the time was right she reached back out to get the home listed!

After 30+ showings, we received a CASH offer that met her terms.

A few weeks later and we are officially closed!

Buying a home in Central Virginia is not as simple as waiting for the “perfect” market.

The headlines might make it sound like everyone is sitting still, but my clients are proving them wrong. 😉

People outgrow homes, find the one they cannot stop thinking about, need more space, want a different neighborhood, or realize the timing finally makes sense for their family.

That is why I never want clients making decisions based only on what the news says is happening.

Your move should be based on your numbers, your goals, your timing, and what actually makes sense for your life.

Everyone says they want to move to Virginia. The harder question is where in Virginia is actually right for you? 👀

Chesterfield, Midlothian, and Chester are three places I’d have on the list if you’re considering a move to Central Virginia, but each one can make sense for a different kind of buyer.

Midlothian is for you if you want suburban living with plenty of shopping, restaurants, coffee shops, parks, established neighborhoods + newer communities nearby.

Chester might be the move if location is high on your list. You’re positioned between Richmond and the Tri-Cities, with convenient access to I-95 and I-295, plus a mix of established neighborhoods, townhomes, larger lots + new construction.

Chesterfield gives you room to broaden your search and prioritize what matters most, whether that’s more space, your budget, an established neighborhood, new construction, or access to different parts of the Richmond area.

And here’s the thing: there isn’t one option I’d automatically tell every person moving to Virginia to choose.

Where you work, how much house you want for your budget, whether you want new construction or an established neighborhood, how close you want to be to shopping and restaurants, and which direction you’ll regularly be driving all matter.

That’s why when someone tells me they’re moving to Virginia, I don’t just ask what kind of house they want.

I want to know what they want their life here to look like.
