Two homes. Same floor plan. Same square footage. Just one mile apart.

One sells for $40,000 more than the other.

How is that possible?

Most people assume it’s because one has granite countertops or newer flooring. While updates can matter, they’re often not what creates the biggest difference.

Here’s what I look at:

📍 Location within the market. A one-mile difference can mean a different neighborhood, different school assignment, different commute, or a completely different buyer pool.

📈 Supply and demand. Some Lexington neighborhoods have far fewer homes available than others. When inventory is tight, buyers compete—and prices climb.

🏡 Buyer perception. Two homes may be nearly identical, but buyers don’t purchase square footage alone. They buy the lifestyle they believe comes with the location.

🚗 The details people overlook. Street traffic, walkability, nearby parks, shopping, future development, and even where the home sits within the neighborhood can all influence value.

This is why online estimates can only tell part of the story. They compare data—but they can’t measure the local factors that influence what buyers are actually willing to pay.

If you’re thinking about selling, don’t assume your home’s value is based solely on its size or recent updates. In Lexington, sometimes a single mile can make a surprisingly large difference.
