Not automatically disclosing that someone died in a home.

Creepy? Maybe.
Something buyers may absolutely want to ask about? Definitely.
Automatically illegal in Virginia? Not necessarily.

In Virginia, certain stigmatizing events, including things like homicide or su***de, are generally not required to be disclosed under the Virginia Residential Property Disclosure Act, unless another disclosure rule applies. So if that kind of history matters to you, ask direct questions and let your agent help you navigate it.

Also on the list of things that feel illegal but aren’t?

Offering way under asking… and still winning.

Because sometimes price is not the whole story.

Maybe the seller needs speed.
Maybe they want clean terms.
Maybe the home has been sitting.
Maybe the offer is lower but stronger.
Maybe everyone else got scared and you came in with strategy instead of vibes.

Real estate is not always “highest price wins.”

Sometimes the best offer is the one that solves the seller’s actual problem.

A whole real estate deal dying over $500.

Five. Hundred. Dollars.

After inspections, negotiations, lender calls, repair quotes, emotional spirals, “just checking in” emails, and everyone pretending they are totally calm.

But yes, it happens.

Sometimes it’s not really about the $500. It’s about principle, timing, stress, fear, ego, or one side feeling like they’ve already given enough.

Also not illegal: getting all the information from one agent and moving forward with that agent.

The real issue is making sure you understand who represents who, what duties they owe you, and whether you feel fully protected in the process.

Real estate is full of tiny details that can make or break a deal.

Which is why we negotiate like adults… with spreadsheets, strategy, and occasionally deep breathing.

Ignoring every red flag because the house is cute.

Listen. We get it.
The floors are charming, the kitchen is adorable, the backyard has “host a dinner party and become a new person” energy.

But cute does not cancel foundation issues, scary electrical, water intrusion, bad layout, or the kind of inspection report that needs its own therapist.

Also not illegal: changing your mind while you’re under contract, depending on your contingencies and contract terms.

And sellers… this one is for you:
Overpricing your home and then chasing the market down also feels like it should be illegal because of the emotional damage alone.

But it’s not. It’s just usually not the strategy we recommend.

The right agent is not there to crush your dreams.
They are there to protect your money, your timeline, and your sanity.

Because cute is great.

A seller rejecting a perfectly good offer.

Painful? Yes.
Confusing? Also yes.
Illegal? Nope.

Sellers can care about more than price. They may be looking at closing timeline, financing type, contingencies, inspection terms, rent-back needs, appraisal risk, or simply which offer feels the most likely to make it to closing without chaos.

Also on the “feels illegal but isn’t” list?

Writing an offer in five minutes because the house is hot and the deadline is breathing down your neck.

Waiving contingencies.

Making your offer more competitive with terms instead of just more money.

All legal. All strategic. All things you should not be doing without someone who knows how to read the room, the contract, and the risk.

Real estate moves fast.
Your agent should move faster — without being reckless.

Falling in love with the very first home you see.

We know. It feels suspicious. Like… shouldn’t there be a dramatic montage? A spreadsheet? Twelve emotionally confusing showings and one kitchen that “has potential”?

But sometimes the first house really is the one.

Also not illegal:
Sending contracts from your phone.
Showing up to open houses without your agent.
Making a fast decision when the right house hits.

The part that matters is not how quickly you fall in love. It’s whether you have the right guidance before you start making big decisions.

Because yes, the house can be cute.
Yes, you can picture your coffee station.
Yes, the natural light can personally attack you.

But your agent is there to help you look past the pretty and make sure the terms, pricing, condition, and strategy actually make sense.

Love at first showing? Fine.
Buying blindly? Absolutely not, bestie.

You know what feels illegal in real estate… but isn’t?

Getting a 50+ page inspection report full of cute little graphs, arrows, photos, and “concerns”… and then asking the seller to fix everything.

Is it always the best strategy? No.

Is it technically allowed? Yes.

Inspection reports can feel dramatic because inspectors are paid to inspect the whole house, not write a love letter about the backsplash.

So yes, buyers can ask for repairs.
Sellers can say yes.
Sellers can say no.
Everyone can negotiate.
And somewhere in the middle is usually the deal trying not to have a nervous breakdown.

The key is knowing what actually matters: safety, structural items, major systems, active leaks, electrical issues, HVAC, roof, plumbing, and things that impact value or insurability.

Not every loose doorknob needs to become World War III.

That’s why having an agent who understands inspections, repairs, and negotiation matters.

Because the inspection report is not the enemy.
The panic spiral is.
