You know what feels illegal in real estate… but isn’t?
Not automatically disclosing that someone died in a home.
Creepy? Maybe.
Something buyers may absolutely want to ask about? Definitely.
Automatically illegal in Virginia? Not necessarily.
In Virginia, certain stigmatizing events, including things like homicide or su***de, are generally not required to be disclosed under the Virginia Residential Property Disclosure Act, unless another disclosure rule applies. So if that kind of history matters to you, ask direct questions and let your agent help you navigate it.
Also on the list of things that feel illegal but aren’t?
Offering way under asking… and still winning.
Because sometimes price is not the whole story.
Maybe the seller needs speed.
Maybe they want clean terms.
Maybe the home has been sitting.
Maybe the offer is lower but stronger.
Maybe everyone else got scared and you came in with strategy instead of vibes.
Real estate is not always “highest price wins.”
