I recently grabbed cocktails in Scotts Addition, and I'm here for the speakeasy vibes. 👌🏾

The location is unmarked on the outside, and upon entering you are greeted by warm wood tones and live music. 🎶 You can checkout the line up on their website. This is a great place for a date night, or a more lowkey evening with friends. Especially if you're into jazz. 🎺

Here’s my #1 piece of advice for homeowners: when it’s time to replace your HVAC, roof, water heater, or other big-ticket systems…get multiple quotes. 🙏🏾

A past client recently got an unsolicited roof quote for $30,000 — at least triple what it should’ve cost! Thankfully, they knew to shop around.

I’ve been there too. When I bought my 1940s cape cod in 2019 🏡, I got a $24K quote for new windows. 😱 Three quotes later, the price range was actually $6–9K — a savings of up to $18K! 💵

Your systems all have a lifespan. Start getting quotes before the “must-replace-now” panic sets in — or even hire a home inspector to tell you how much life is left. (I especially like this strategy as a first step, since an inspector is a 3rd party investigator with no interest in getting the job). A little homework can save you thousands. 🛠️

Meet Julie! She started her home buyer journey a little over a year ago. 🏡 After carefully considering her options, she decided to keep watch on the market, waiting for the right moment to make her move.

We hit the ground running with tours earlier this year. And after reviewing what the market had to offer, she decided to snag this new construction townhome in Chesterfield, complete with some builder paid closing costs. 🙌🏾

My Personal Homeownership Journey – Why I Love Being a Homeowner, And Why It’s Not For Everyone 🏡

My home search began at the end of 2018. I was tired of paying my landlord’s rent. And after a couple of months of shopping, I found on a place that met my needs.

Why I Love Being a Homeowner:

🎨 A Space of My Own -- There’s nothing like owning your own space! I can paint the walls whatever I want. I can knock walls down, add on an addition, plant what I want, and do what I want with my own space. And that’s a freeing feeling.

📈 Future Possibilities -- I also love that I can turn my property into an Income Producing Asset. I believe real estate is a great way to build wealth over time, and I purchased my home knowing it would be my first rental. I love that I can transform it into a Short-Term, Mid-Term, or Long-Term rental.

Why Homeownership May Not Be For Everyone.

⏰ Desire & Timing -- Timing is everything. I think the timing is right when you decide you want to be a homeowner, understand the costs, can afford it, and find the property for you.

💰 You may live in an area where homes are super expensive. And there are up-front costs. You’ll need money for your down payment, closing costs, and inspections, etc…Though, there are quite a few grant programs for first-time homebuyers. (This is where working with a great agent and lender is essential to help you build a game plan).

🛠️ Homes Require Maintenance – It’s not a question of IF something will break, but WHEN it will break. I’ve been there. An HVAC unit breaking down in the summer, a Dryer on the fritz…It’s not fun. But it’s also not unexpected. Recognizing that things will need to be replaced overtime, you can budget to handle them.

As an agent and homeowner, I’ll never knock anyone that says they prefer to rent. Trust me. I get it! But if homeownership is something you’re considering, I’m always happy to chat further on the pros and cons.

I'm pleased to announce that this cute little bungalow is officially closed.

After years and years of low inventory and an extreme seller's market, the market seems to be shifting towards more normalcy. But each listings performance is unique. That's why proper listing prep has become more important than ever.

For this listing, the seller had the property painted a neutral color and had it professionally cleaned. We then had the home staged by and photographed by . This resulted in beautiful listing that received a great offer after just a few days on the market. A win, win for everybody.
