When you are a first time home buyer the dream should be to own a home you can afford and allow appreciation of that house to build the savings you need to buy that home that will be your dream home.
Just like your parents started with a home that was not what they actually wanted but a home that gave them security and an investment for their future that they knew would lead to bigger and better houses.
You need to buy a home that allows you to live without adding undue stress to your finances because you over committed to a bigger house payment than you should have because a lender said you "qualified". for that bigger payment.
There is a big difference between qualifying for a payment amount and making that payment every month when life sometimes gets in the way! Remember a whatever house you buy as long as it can meets your basic needs and wants will appreciate and it will act like a piggy bank creating equity (is the difference of value of your home over and above what you owe on the mortgage so if your home is worth $375,000 and you owe $343,000 then your equity is $22,000) and historically your income will increase over the years, thus putting you in a position to purchase that "Dream House" using your advanced income and the equity in your house.
The one thing I have seen over and over in my 40+ years in real estate is that this is fact and my first time home buyers have gradually moved into better and better homes cause I was right there with them. The saddest thing I have seen is when people continue to rent and have little when it is time to retire. No one could ever convince me that a house is not the best investment any time, any market, any interest rate because it's value is always moving upward event when it looks like it's not. Don't be fooled. . .
It is always a good time to purchase a house!
No matter what is happening in the Market things change.
You buy now at a current higher interest rate and you refinance when interest rates go down.
You may pay a little more for the house but appreciation kicks in and you still make money on your investment and you are enjoying a stable monthly payment amount versus rent that is going up every year and building Zero Equity (which is the difference between the amount you owe on your mortgage loan and the current market value of your home) on your rented unit.
