We negotiated a BIG seller credit for my buyers… and almost ran into a hidden problem most people don’t see coming 😳🏡

More credit doesn’t always mean more benefit. Lenders have rules, limits, and timing structures that can quietly affect how much of that money you can actually use.

In this deal, the “win” almost turned into unused dollars left on the table. Until we stepped in and restructured everything strategically.

We shifted funds into rate buy-downs, prepaid costs, and allowable closing items so nothing was wasted.
