Richmond has no traffic to speak of.
You haven’t seen traffic until you’ve sat on the beltway for 4 hours on your 30 min commute…

Arts and culture are the essence of this city and honestly what drew me here. Historic homes, stop you in your tracks street art, and diversity reign supreme here.

Richmond’s food scene goes toe to toe with DC and other major cities.
Our “scene” is small but the passion is mighty. Our local chefs show up.

There’s a reason Northern VA is flocking to Richmond. Send this to your friend up North who’s on the fence.

I have been seeing lots of sellers act proactively when it comes to getting their homes ready for the market… Here’s a timeline tip for you:
🔥 If you need your home to be sold by November or December, you don’t need to wait until October to get in on the market.
⏰ We are listing homes in early August that need to be sold by November.
🏡 While every home is different, our local Richmond market can sometimes be unpredictable and vary in experience from home to home.
📆 Homes take 30-45 days to close AFTER we’ve found a buyer (in most cases). With a November 1 close date in mind, you need to be under contract by early October at the latest.
🍂 If you’re eyeing Fall 2026 as a target “out of my home & it is no longer mine” timeframe, the time to get prepped is today.
After meeting with several different families this month, we are certain that planning in advance will make all of the difference.
