Homes for sale at Brickyard Landing are sitting on the market for extended periods of time, and sellers are reducing prices to attract those few buyers who are willing to commit to a purchase. The cause of our local sluggishness is due, in large part, to a broader national issue.

In the past few years, the US economy has whiplashed between euphoria, brought on by a rising stock market, and despair, due to global instabilities. This roller coaster has led to uncertainty in international financial markets. The war in Iran is only the latest crisis to cause economic fluctuation.

These swings have also caused turmoil in the real estate market. Home sales hit their lowest level in 23 months in January 2026, according to a report from the California Association of Realtors. In a recent Redfin survey, 25% of Americans said they are “delaying or canceling plans for a major purchase like a home or car because of the military conflict with Iran.”

Market Forecast for 2026

As the real estate market heads into the spring season, traditionally the start of the year’s real estate cycle, mortgage rates are moving upward. Due to recent geopolitical tensions, mortgage rates rose from a 5.98% average at the end of February to 6.64% as of this writing.

The war in Iran directly affects the real estate market. This is because higher oil prices result in higher consumer price inflationary pressure. And any increased inflation increases loan rates. According to Joel Kan, an economist with the Mortgage Bankers Association, “mortgage rates continued to move higher, driven by increasing Treasury yields as the conflict in the Middle East kept oil prices elevated, along with the risk of a broader inflationary shock.”

As long as interest rates remain over 6% and the war in Iran continues, real estate sales will remain sluggish. At best, prices will remain flat. Sellers who are anxious to sell their homes may need to reduce prices in order to entice reluctant buyers. And the longer the war continues, the longer it will take for the market to recover.

Conclusion

Real estate sales are strongly influenced by the general economic climate. Buyers respond both to actual costs, such as increased interest rates, and psychological concerns, such as potential job insecurity and overall price increases. We are now in an extremely unstable environment. Until these global issues start to resolve, listings will be limited to those who must sell, despite the reduced prices. Buyers who have the ability to complete a purchase may find that they may be able to acquire a home at a discount.
