A lease may look like a fixed document, but not every term comes from the same place.
Some requirements come from federal, state, or local law and can apply regardless of the lease wording, including Fair Housing protections and certain habitability duties.
Other provisions may reflect owner policy, but only where the law and lease allow. Deposits, fees, notice periods, occupancy rules, and other terms may be regulated. A smaller set of details—such as the move-in date, lease length, or certain add-ons—may be open to discussion depending on the property and its policies.
Knowing where a term comes from before a conversation starts can save both sides time.
