🏡 BIG NEWS FOR VIRGINIA HOMEOWNERS!

Virginia Senate Bill 531 has been signed into law, making it easier for homeowners to add Accessory Dwelling Units.
🤔 backyard cottages, garage apartments, in-law suites, basement apartments, or carriage houses.

The law takes effect July 1, 2027, so now is a great time to start learning what may be possible for your property.

✅ What changes:• ADUs will be allowed by-right in single-family residential areas• No special use permit required if the project meets the standards• ADUs may be rented to non-family members• Permit fees for the ADU permit are capped at $500• Localities cannot require stricter setbacks than allowed under the law

⚠️ What still matters:• HOA rules and private covenants can still apply• Building code, utility, septic, well, and inspection requirements still apply• Some localities may have existing ADU ordinances that remain in place• Historic district/design review rules may still apply• The ADU cannot be sold separately from the main home

This could be a big opportunity for multigenerational living, rental income, guest space, or long-term property flexibility - but every property is different.
