Here's something I've been telling clients lately: the upper real estate market in Richmond is quieter than the headlines suggest, and that quiet has real value.

Fewer listings means less competition for buyers who are ready. For sellers with a well-priced, well-presented home, serious buyers are still out there and they're motivated.

That's right, the rate you get isn't always

I had this conversation three times last week, so I figured it was worth saying out loud: Waiting for the "perfect" interest rate before buying a home sounds smart. But in practice? It's one of the most expensive decisions I watch people make.

Here's why: while you're waiting, the best homes sell. Prices keep moving. And when rates do come down, suddenly you're competing against a flood of other buyers who had the same idea.

Meanwhile, rates are temporary. You refinance when the time is right. But the home you wanted? That's gone.

Most sellers walk into the market with one number in mind. And it's usually the one that costs them the most.

A Realtor.com survey found that 83% of sellers this spring expect to sell at or above their asking price. Sounds reasonable, right?
But nationally, only about 1 in 4 homes are actually closing above list price right now. The average sale-to-list ratio is sitting at 98.7%, which means the typical home is selling slightly below asking.

So what's going on? A few things. Sellers are still anchoring to pandemic-era comps. Online estimates create false confidence. And emotional attachment has a way of adding invisible dollars to the price tag. (We've all been there.)

The sellers who beat the odds? They price strategically from the start, present their home at its absolute best, and work with someone who gives them honest guidance, not just what they want to hear.

Your asking price isn't your goal. It's your strategy.

Rates went up again this week, and my inbox noticed. 😄 So let's talk about what's actually happening in the Richmond luxury market, because the headline and the reality are two different things.

The 30-year fixed is around 6.4%. That sounds scary if you're reading national news. But in practice? Serious buyers in the luxury space aren't sitting on the sidelines waiting for rates to drop to 4%. They're buying because the right home showed up at the right time.

What higher rates are really doing is filtering out the noise. Fewer looky-loos. More qualified, motivated buyers. For sellers, that means cleaner offers and more thoughtful negotiations.

Richmond's market is holding strong. Homes are selling in about 24 days on average. In the luxury segment, we're seeing 35 to 40 days, which honestly gives everyone a little breathing room to make smart decisions instead of panicked ones.

Bottom line: don't let a rate headline talk you out of a move that makes sense for your life. The best deals I've closed this year happened because someone focused on the opportunity in front of them, not the one they were hoping to time.

Here's the thing. In the luxury market, rate drops don't just lower your monthly payment. They expand your buying power and bring more competition off the sidelines. The buyers who move early, before a cut is fully priced into the market, tend to get better positioning and stronger negotiation leverage. Waiting for the "perfect" rate often means competing against everyone else who had the same idea. 🤷‍♀️
