Well, hello . This week we are escaping to New Zealand. A quiet stretch of shoreline on Lake Rotorua. What I’m loving is a place called Utowana at 61 Bennetts Road, listed by my Sotheby’s colleague Shane Hall.
It’s a lakeside cottage designed in the late 1930s by James Chapman-Taylor. The kind of architecture that feels grounded and timeless. Warm wood. Thoughtful proportions. Windows that frame the water instead of competing with it. Across the lake sits Mokoia Island, adding a distinctly New Zealand sense of place.

But the detail I keep coming back to?

This property has been in the same family for more than seventy years.

Three bedrooms in the cottage, a separate guest sleepout, and more than 1,000 square meters of lakefront land with a boardwalk tracing the shoreline.

Some homes are designed to impress. Others are designed simply to live well. This one feels like mornings by the water, long conversations outside, and the quiet rhythm of lake life.

Lifelong friends.
The kind who know every chapter and still choose you.

Dinner at my house tonight filled with laughter, old stories, and that easy comfort that only comes with years of showing up for one another.

Grateful does not even cover it. 🥂

Well, hello ! This week we’re ferrying off the grid. Not just to any waterfront. To a Norman Jaffe original on Shelter Island. Offered by my colleague, Nick Brown, because this isn’t just a listing, it’s a moment.
Designed in 1971 for the Osofsky family and expanded by Jaffe himself in 1981 — a rare detail in his body of work — this modernist estate sits on 1.7 acres with 175 feet of Gardiners Bay frontage and open views toward Orient and historic Gardiner’s Island. Accessible only by ferry from the North and South Forks, Shelter Island is just 2.5 hours from Manhattan… yet it feels like another world entirely.

This is architecture as lifestyle.

6,715 square feet including a finished lower level.
Six ensuite bedrooms. Eight full baths. Two half baths.
Chef’s kitchen. Private gym. Movie theater. Dedicated guest wing.

Cantilevered decks that hover over the landscape.
An extra deep heated gunite pool.
Pergola with outdoor kitchen and fireplace.
Tennis court lined for pickleball.
Coastal plantings and pollinator gardens softening every edge.

Recently renovated to honor the integrity of Jaffe’s vision while introducing modern comfort, the result is seamless. Intentional. Turn key.

There are homes that sit on the water.
And then there are homes that frame it like art.

If you love architecture. If you crave privacy. If “ferry access only” sounds like a feature, not an inconvenience… this one is for you.

A paddle board, a short ride, and suddenly the day loosens its grip. Living near the James means nature isn’t an escape from life, it’s part of how you reset and return to it.

Living river adjacent means sunsets aren’t occasional moments. They’re part of the routine. A familiar pause at the end of the day, shaped by water, sky, and the quiet sense that you’re exactly where you’re meant to be.
