At $300K (give or take) in 23224, you’re typically looking at:
• 2–3 bedrooms, 1–2 baths
• Roughly 900–1,300 sq ft
• Smaller lots, often 0.10–0.25 acres
• Older housing stock (1940s–1970s common)
• Mix of:
• Lightly updated homes
• Or “half-renovated / needs finishing touches”
• Kitchens often basic upgrades (LVP, painted cabinets, maybe laminate/granite mix)
• HVAC/roof may be functional but not new

Example range in that zip shows homes like:
• ~1,080–1,136 sq ft, 3 bed/2 bath around $265K–$300K 
• Smaller 2–3 bed homes under $250K still exist but need work

This morning in Richmond, Virginia I stepped outside thinking spring had finally kicked the door open. It was 72 degrees, birds singing, folks walking dogs, and every REALTOR® in town thinking, “Well alright now… the Spring Market of 2026 is fixing to get rolling.

Buyers are calling, sellers are cleaning closets, and yards are getting their first hopeful mow of the season.

Then Richmond did what Richmond does.

By afternoon the temperature dropped faster than a bad appraisal and suddenly it’s 28 degrees and snowing like Mother Nature misplaced the calendar. I half expected to see a snowman holding an open house sign.

Now for folks house hunting today, it may have felt like touring homes in two different states. One showing you’re looking at patios and backyard gardens… the next showing you’re wondering if the driveway will need a snow shovel.

But here’s the funny thing about real estate in the Richmond area. A little weather drama doesn’t slow the market down for long. If anything, it just gives buyers a good look at how a home handles the elements. Sunshine showing you the curb appeal… snow showing you the roof, insulation, and heating system earning their keep.

And truth be told, the Spring 2026 housing market in Richmond is shaping up to be a strong one. Inventory is starting to wake up, buyers are still motivated, and good homes are getting attention quicker than a biscuit at Sunday supper.

So if you see a REALTOR® out there today holding an umbrella, sunglasses, and a snow shovel all at the same time… that’s probably just one of us working the Richmond market.

Richmond Real Estate: My Spring 2026 “Best Guess” Forecast (March–May) 🏡🌷

Alright y’all, I’ve been watching our numbers like a hawk watching a French fry, and here’s my speculative take on what March, April, and May may look like around Richmond.

What we’re coming out of:
Even through the winter months, inventory stayed tight (months of supply dropped from 1.8 in November to 1.3 in January), and that’s the kind of math that keeps sellers smiling and buyers moving fast. 
We also saw prices stay sturdy (roughly $395k–$415k median across Nov–Jan) with the usual January dip. 

My projection for March–May (speculative, based on the trend lines)

1) More homes will hit the market, but not enough to “flood” it.
Spring always brings listings. I expect inventory to loosen a touch from January’s squeeze, but still likely in a seller-leaning range (think “still competitive,” not “wide open”). We’ve been sitting around ✅ 1.3–1.8 months of supply recently, which is tight by any normal definition. 

2) Buyer activity should pick up, especially if rates hang around the high 5’s/low 6’s.
With the 30 year hovering near
✅ 6% lately, more buyers tend to re enter the chat once flowers bloom and leases end. 

3) Days on market should improve from winter, but “properly priced” is still the magic word.
We ran 31–37 DOM in Nov–Jan. My guess is we drift downward in March/April, then competition heats up into May for the well-prepped, well-priced homes. 

4) Prices: modest upward pressure in spring, not a rocket ship.
Given we’re already near $395k–$415k median in the winter stretch, I’d expect spring pricing to firm up (especially in the most in-demand neighborhoods and school districts), but with buyers being more payment conscious than they were in the “easy money” days. 

What this probably means for you
🎯 Sellers: If your home shows well and is priced right, spring could bring strong traffic and solid offers. Inventory’s been tight, and that’s still your friend. 
🎯 Buyers: You’ll likely see more choices than January, but don’t expect a sleepy market. The best homes will still move fast, so strategy matters.
