A property easement is a legal right that allows another person or entity to use part of your land for a specific purpose — even though you still own it.
Here are the most common types sellers see in Central Virginia:
• Utility easements – power lines, water, sewer, or gas lines running through your yard.
• Drainage easements – areas that allow water to flow across properties.
• Driveway access easements – when a neighbor uses part of your land to access their home.
You still own the property — but those areas can’t usually be built on or blocked.”
