Apparently, if you live in Richmond long enough, your camera roll becomes 30% people you love and 70% pictures of the James River. 🛶

But honestly, our river is worth being a little obsessed with.

The James drops more than 100 feet as it passes through Richmond, giving us real whitewater rapids in the middle of downtown — surrounded by 600 acres of parkland, 20+ miles of trails, islands, bridges and some of the best views in the city.

The river is even part of the reason Richmond exists where it does: this is the Fall Line, where the Piedmont meets the Coastal Plain and boats historically couldn’t travel any farther upstream.

So yes, I may already have this exact picture of the river elsewhere in my camera. I took another one anyway. 🤷🏻‍♀️

Usually when clients call me after an open house and say, “We think we found it,” I show up prepared to ask a lot of questions. 😂

Sometimes my job is to be just as excited as they are. Sometimes it’s to point out the things that are harder to see when you’ve already started picturing your life there.

But these two had done their homework. ✏️

They knew what they needed for their growing family, where they wanted to be, how much house they actually wanted to take on, and—maybe most importantly—what they were comfortable spending.

And they found a really good one.

From there, it was about putting together an offer that worked for them, including a short rent-back that gave the sellers the time they needed without keeping my buyers from getting the house they wanted.
