The Richmond real estate market is getting specific this spring!
Some homes are still getting multiple offers in day, while others are sitting longer and seeing more price adjustments. And depending on whether you’re shopping in Richmond City, Henrico, or Chesterfield, the experience can be completely different.
A few things that stood out from April’s market data:
🏡 Henrico single-family homes are still moving quickly with days on market down 25% year-over-year and inventory staying extremely tight
📈 Richmond City single-family prices continue climbing, but homes are taking noticeably longer to sell than this time last year
🏘️ Condos and townhomes are becoming a more balanced market in many areas, with prices softening and buyers gaining a little more negotiating power
📍 Chesterfield remains one of the busiest markets overall, with pending and closed sales both up significantly
The biggest takeaway? We’re not really in a “one-size-fits-all” market anymore. Strategy matters a lot right now. Pricing, timing, location, and even property type are making a huge difference in how homes perform.
