📊 Madison County Market Update | Sept 21–27, 2026

🏡 New listings: 47
🔑 Homes sold: 28
💰 Median sold price: $314,500
📅 Avg. days on market: 46
📈 Sold-to-original list: 95.6%

15 homes came off the market without selling this week. Sounds rough until you look at which ones.

🔁 In Richmond, 7 of 9 were the same houses relisted within days, mostly at the same price. Richmond's real exits: 2, against 21 sales.

📍 In Berea, all 6 were real against only 7 sales. And they failed for opposite reasons: three sellers cut up to 8.8% and still didn't sell; three never cut at all. One sat 111 days while a builder listed brand-new in the same neighborhood for $10K more.

⏱️ One more thing: that 46 days on market? Two builder homes (314 and 215 days) are pulling it up. Resale homes averaged 28.
