Not every great investment starts move-in ready.

One of the most important numbers investors look at is ARV, or After Repair Value.

ARV is the projected value of a property after renovations and improvements are complete. It helps determine whether an opportunity truly makes financial sense before any work begins.

Here’s what goes into the calculation:

• What is the home worth today?
• What repairs or upgrades are needed?
• How much will those improvements cost?
• And most importantly, how much value will they actually add?

Whether it’s adding a bathroom, replacing a roof, or modernizing major systems, every decision comes down to strategy and return.

The goal isn’t simply to renovate. It’s to renovate with purpose and create enough margin between cost and projected value to make the investment worthwhile.
