I love home inspections and 🏡

My clients bought in the Near West End recently - you know, just the hottest area in RVA - and to get the house they had to skip the inspection period. Never fun. 😑

They’re smart and still want to know how to protect their home, so they hired Bobby to give them a post-closing inspection - the same inspection and level of detail as they would have gotten during the purchase, just purely for their informational purposes only, not in an attempt to negotiate further with the sellers.

I offered to sit in on the inspection to ask some questions they might not know to ask and take notes on some of the gold nuggets Bobby tends to drop that don’t make it into the inspection report 🌟

You guys - I love doing this. I LOVE picking Bobby’s brain and learning more about how to help my clients take care of their homes. I wish more people would use me for my home maintenance resources! 😀

Bet yall wanna know what happened with those three offers my clients submitted this weekend 😈

This Richmond market is a BEAST! It’s why I always ask my clients “if I tell you that the offer that beat you got it for $1,000 more, will you be kicking yourself?”

And guess what. My clients all said no. These folks and I have worked hard to establish their limits and understand the reality of a purchase like this. I can’t wait until they’re spending 4th of July in the right house thanking their lucky stars this weekend wasn’t their weekend! I’ll see y’all back on these streets on Friday!

You’re driving home from work on Friday evening and see an ✨Open House✨ sign at the cutest house ever in the neighborhood you would move to in a heartbeat if the stars aligned 👀 You’re maybe not ready to set up a private showing with me but def going to hit up the open house the next day!

Jinxed myself last week!! Now that my buyer client is happily home owning, I feel like we can laugh at the train wreck 😅

It was touch and go there for a minute 😬 whenever you’re dealing with an estate there are going to be extra hoops to jump through so there’s really no room for error. Try telling that to a family dealing with grief and selling a property they’ve never even lived in 😕

Just know that when you inherit a property and the deceased owner had a mortgage, the mortgage company is going to need some proof they’ve passed. This slip up was caught the day before closing and was only rectified through the amazing work of my Queen Kathleen at Fleckenstein, Young, & Pearson P.C.!

Once again, the true moral of the story is that mortgage lenders need every document that you’ve ever received when buying and selling a house 😑. 3rd grade report card, last will and testament, speeding tickets, all of it. Ok not really, but try to keep the important docs organized when buying and selling!
