Moisture!!!! Not a huge puddle but enough to get my plumber on the phone ๐Ÿง‘โ€๐Ÿ”ง

Iโ€™ve been lucky enough not to have to crawl around in my own crawl space for my entire 8 years of home ownership but today was my reckoning. How often do you go in your crawl space? Honestly if itโ€™s more often than โ€œneverโ€ Iโ€™ll be impressed ๐Ÿคฉ

I love home inspections and ๐Ÿก

My clients bought in the Near West End recently - you know, just the hottest area in RVA - and to get the house they had to skip the inspection period. Never fun. ๐Ÿ˜‘

Theyโ€™re smart and still want to know how to protect their home, so they hired Bobby to give them a post-closing inspection - the same inspection and level of detail as they would have gotten during the purchase, just purely for their informational purposes only, not in an attempt to negotiate further with the sellers.

I offered to sit in on the inspection to ask some questions they might not know to ask and take notes on some of the gold nuggets Bobby tends to drop that donโ€™t make it into the inspection report ๐ŸŒŸ

You guys - I love doing this. I LOVE picking Bobbyโ€™s brain and learning more about how to help my clients take care of their homes. I wish more people would use me for my home maintenance resources! ๐Ÿ˜€
