The protest deadline is upon us....... Due to the May 15th protest deadline approaching fast and on a weekend, the Tax Code allows the protest to be filed on the next business day, which is May 16th for the 2022 tax year! If the Appraisal District sent you a late notice, the deadline will be listed on your appraisal notice. The deadline is either May 16th or 30 days from the date of your notice, whichever is later. Due to the May 15th protest deadline landing on a weekend, the Tax Code allows the protest to be filed on the next business day, which is May 17th for the 2021 tax year! Appraisal Notices are already on their way! Here are some tips if you decide to protest your value, which everyone should do every year:

1. Ask for an Appraisal (or CAMA) card when you visit an appraiser. This will show each segment item by item. You can check your square footage this way. You can also see if there are incorrect improvements listed on your property.

2. Look closely at the sales the District is using to defend their value. If the sales are in a different "Nbhd #" they are likely in a different location.

3. Ask for a list of all sales from your "nbhd #. This will show you whether they are ignoring sales from your actual area and using sales elsewhere in an effort to hold their value.

4. Don't assume that their evidence is correct. Pull up their comparable sales on Google Maps, see the street view to see whether they are actually comparable.

5. Never forget that the burden of proof is on the Appraisal District, not you. It is NOT up to you to prove that your property has not been renovated. It IS up to the District to prove that you have made renovations and to what extent. Appraisers often forget that the burden of proof is on them.
