From condo to dream home 🏡

In March, K&S called me mid retreat about a Dunn Loring listing. We toured it the next day, but it sold $100k over asking with zero contingencies. Losing it stung.

We didn't quit. We got honest about what it really takes to win in this market, recalibrated, and walked into round two with confidence.

By April, they found the one. A single family home with acreage and a pool, the kind of leap that's scary after years in a condo but so worth it!

I stayed in close contact with the listing agent every step of the way, keeping things transparent and collaborative on both sides. That open line of communication, paired with a cooperative and collaborative seller, listing agent, and my dream team (Cardinal Title Group and Samantha Kinne with First Heritage Mortgage), helped K&S's family get the home without compromising on budget or needs.

How are we already halfway through the year?

Here's the June R.E.P.O.R.T. of everything I'm into right now.

R – Reading: Audiobooks count, right? I'm listening to Warrior Mindset by Roger Gracie on Audible.

E – Eating: My family and I love getting dinner at . Fresh Mexican food made from scratch.

P – Preparing: It's been a busy month! We're getting the new investment property leased, helping my mom navigate some recent health challenges, and balancing work and home life.

O – On My Radar: I'm always keeping tabs on market activity! It's been super hot within Short Pump, but there is a little more flexibility for buyers just outside of Short Pump.

R – Recommending: If you're ever interested in taking a Jiu-Jitsu class, I'll tell you everything you want to know about . It's kept me grounded through training and community.

T – Thankful: I'm so grateful to my clients, community, colleagues for their patience recently. It's been difficult juggling my mom's health needs and I'm so appreciative for everyone's compassion and understanding.

Listing photos do a lot of work. They also leave a lot out.

A wide-angle lens makes a nine-foot kitchen look like 14. Editing makes the gray walls look beige. The photographer schedules the shoot at the one hour of the day the light is good.

None of this is dishonest. It's the job. But it does mean you have to know what to look for once you're standing in the house.
