So excited for my investor client who closed today on his first rental property here in Richmond. (Swipe to see photos of me at peak excitement levels in every room of the house.)

While he already owns a rental portfolio in Northern Virginia, he (like many other investors in expensive markets) found Richmond to be a more appealing market for investing, with lower entry prices, better cash-flow potential, and attractive appreciation trajectories.
He sought out an agent who understood investing, was detail-oriented with their walkthroughs, and could be a true partner to him when it came to finding and analyzing deals. Together, we won a competitive, multi-offer situation to put this property under contract within three weeks of meeting, and had another exclusive off-market opportunity under contract (scheduled to close in April) before this one even closed.
The craziest part? He hasn’t even set foot in either property!
