Our beautiful Spring weather ( well … until today!) has had me thinking of day trips & picnics 🙂

One of my favorite things about One South Realty … the great / detailed reports put together by Rick Jarvis.

Rick is also always reminding us - Real estate is local. Listening to the national news will not tell you what’s happening here in RVA.
Even a small town like Richmond can be broken down into very specific areas to track sales , prices, Days on market, etc.

Here’s a look at what’s going on in the region.
( For context , as of January 2026 the national median sales price for single family homes was $400,300 - so this explains why Richmond is very attractive to people from all around the country. Prices have increased, but for a mid sized city we are still considered to be a good value opportunity for those looking to buy. That, combined with everything else awesome about RVA of course!)

So thrilled for my clients to find such an amazing, renovated condo in Hathaway Towers! Stratford Hills is such a great location with walkability to stores, restaurants & the river as well as easy highway access to get downtown in minutes. This really is a perfect fit and I’m so happy for them!

I always loved this spot! So glad it’s open to the public again!
One more step toward getting us back to pre covid RVA!

The City Hall Observation Deck has reopened to the public after being closed for nearly six years due to the pandemic and heightened security measures.

Mayor Danny Avula announced the reopening, fulfilling a first-year goal to restore free panoramic views from the 18th floor of City Hall.

The deck is open weekdays from 10am to 3pm at 900 E. Broad Street, with access through security and a dedicated elevator.

A little late in getting through this annual task - but finally took a moment to write out some 2026 goals this AM.
I know these look like middle school doodles, but I loved doodling in middle school …. So that is just fine for me.
This exercise of spending an hour reviewing past years, and looking ahead has always been helpful to me.
I wonder if you do this too, and if so do you keep it where you can see it everyday? I have to. Out of sight - out of mind!
I hope that everyone is as optimistic about the year ahead as I am!
