You’ve done Charlottesville. You’ve done Williamsburg. But there are so many other places worth exploring within a few hours of Richmond. If you’re looking for something a little different for your next day off, here are 5 not-so-typical day trips from RVA:

🌊 Cape Charles — A small Eastern Shore town with a walkable downtown, colorful historic homes, local shops and a beautiful public beach.

🚲 Farmville + High Bridge Trail — Walk or bike across High Bridge, take in the views over the Appomattox River and spend some time exploring downtown Farmville.

♨️ Warm Springs Pools — Spend 50 minutes soaking in the naturally warm, mineral-rich spring water at the historic Warm Springs Pools, then explore more of Bath County.

🐎 Middleburg — Head into Virginia horse country for historic streets, local boutiques, restaurants, wineries and a scenic drive through Hunt Country.

🍂 Harpers Ferry — Explore the historic Lower Town, see where the Potomac and Shenandoah Rivers meet or hike up to Maryland Heights for an incredible view.

One of the things I love about living in Richmond is just how much we have within driving distance. Mountains, beaches, small towns, history and places that feel completely different from home without needing to get on a plane. A home inspection found something. Now what?

First, don’t panic. Finding issues during an inspection is incredibly common. Homes aren’t perfect, and an inspection report can include everything from small maintenance items to things that deserve a closer look. What matters is understanding what was found, how significant it actually is, and what options you have under your contract.

Depending on the situation, a buyer may decide to move forward as-is, request repairs, negotiate another solution, or use other options available under the contract. Sellers have decisions to make, too. Not every inspection item automatically becomes a repair, and not every request has to turn into a major negotiation.

This is one of those parts of buying or selling a home where having an experienced Realtor in your corner really matters. My job is to help you separate the small stuff from the things that deserve attention, understand your options, and navigate the conversation without losing sight of the bigger picture: getting you to closing.

There’s a reason Bon Air feels a little different from the rest of Richmond. Originally developed as a summer resort community in the late 1800s, Bon Air still has that tucked-away, established feel today. Think tree-lined streets, historic homes mixed with more traditional neighborhoods, local restaurants and shops, and plenty of green space. All while being just a short drive from the city.

Spend Saturday morning grabbing coffee, wander through the farmers market, take the kids to Huguenot Park, head toward the James River for the afternoon, or simply enjoy having so much close to home. Getting pre-approved is a big step. But until you have the keys in your hand, your financial decisions still matter. One of the things I always want buyers to understand is that pre-approval isn’t the finish line. Your lender may review your credit, employment, bank accounts and finances again before closing.

So that new furniture you want for the house? Wait. The new car? Definitely wait. Thinking about changing jobs, opening a credit card, moving a large amount of money or co-signing on a loan? Call your lender first.

It doesn’t mean you have to put your entire life on hold. It just means that between pre-approval and closing, you don’t want to make a financial decision that unexpectedly changes your ability to qualify for the loan. And if you’re ever unsure, ask. I would much rather have a buyer call with a question than find out about an issue a week before closing.

Fall in Virginia is hard to beat, and if you’re looking for an excuse to get out of Richmond for the day, a winery trip is a pretty good one. 🍷🍂 A few Virginia wineries worth adding to your list this fall:

🍷 King Family Vineyards in Crozet — Blue Ridge Mountain views, sprawling lawns and a beautiful setting for a fall afternoon.

🍷 Pippin Hill Farm & Vineyards in North Garden — Incredible mountain views, beautiful grounds and a great food and wine experience.

🍷 Barboursville Vineyards in Barboursville — Wine, history and plenty to explore, including the historic Barboursville ruins.

🍷 Early Mountain Vineyards in Madison — A beautiful tasting room, mountain views and a great spot to settle in for an afternoon.

🍷 Upper Shirley Vineyards in Charles City — An easy trip from Richmond with views of the James River, wine and an on-site restaurant.

One of my favorite things about living in Richmond is how much there is to do within a couple hours of home. You can spend Saturday exploring Virginia wine country and still be back in RVA that evening.

Happy Labor Day!

Today is a chance to slow down, enjoy the long weekend and celebrate the people whose hard work keeps our communities moving forward every day.

I’m especially grateful to live and work here in Richmond, surrounded by so many incredible local businesses, families and professionals who make this such a great place to call home.
