Okay let's address the elephant in the room 🐘👇🏾

1️⃣ You can't use down-payment assistance if you've purchased a home before - If it's been 3 years since you've owned a home, you're eligible to receive down-payment assistance. At this point, you're considered a first-time homebuyer.

2️⃣ You need 20% down to buy a home - You only need 3.5% down for an FHA loan and between 3-5% for conventional loans. This doesn't apply to investment loans where you'd typically need 10-20% down.

3️⃣ You will make more money selling FSBO - It's statistically proven that you'll make more money selling your home with a real estate professional. Go ahead...GOOGLE IT!

4️⃣ You don't need a Realtor when you purchase new construction - You'll probably save money using a realtor. I've been able to negotiate major savings for my new construction clients. And my services are FREE for you so why not!

5️⃣ Wait to buy when the market crashes - Again, a recession DOES NOT equal housing crisis. This is a what a normal market looks like.
