Next Wednesday August 12.

1978. A 20-something maintenance crew guy pays $17,000 for a house on Georgia Avenue in Byrd Park. No internet. He found it in a printed MLS book a realtor buddy carried to his front door. His banker friend talked him into it. His high school sweetheart Tara was all in from day one.

That guy was Ron Biggs. Around 500 flips later, by his own count, he is still at it and he still loves it.

On Wednesday, August 12 Rich Lennon puts Ron in the hot seat at Richmond RING. Live interview, no script. Plus the Richmond market update, same as always.

The Great American Ranch, 13995 Raised Antler Cir, Midlothian. Networking 6:30, education 7:00 to 8:30.

First time? Come as Rich's guest, your first meetup is free. Pre-register and we will text you your check-in pass: ring-checkin.onrender.com/register?s=FBPage

🚨 Richmond RING Meetup – Wednesday, June 10 🚨

📍 The Great American Ranch, Midlothian
🕡 6:30 PM Networking & Happy Hour
🕖 7:00 PM Education & Q&A

This month we're tackling three topics you won't hear discussed everywhere:

🎤 Seller Finance Using DSCR Loans
A strategy Rich Lennon recently discovered that's gaining traction in other markets—but hardly anyone is doing in Richmond.

🎤 Retiring as a Real Estate Investor
How do you actually transition from building wealth to living off it? Rich shares his personal thoughts on retirement planning for real estate investors.

🎤 Open Q&A – Anonymous Questions Welcome
Grab an index card at the door and ask anything: deal structure, financing, taxes, tenants, marketing, contractors, retirement planning, and more. We'll tap into the collective knowledge of the room.

🤝 Come early, network with local investors, and bring business cards.

Real conversations. Real strategies. Real investor experiences.

See you Wednesday!

P.S. Bring your toughest question. The more challenging, the better.
