Closing is when the home sale is considered final, which typically includes all parties’ signatures on all required documents, all monies conveyed, and when a lender is involved, with full lender’s approval.

For some markets across the nation, recording the deed with the county clerk’s office is the ultimate and final step of closing. Once all of these items are completed, then a buyer’s access to the property is then provided, and the buyer is considered the new homeowner.

Buying a home can be an intimidating process, but I am here to help guide you through the process as your trusted real estate advisor Here’s how:

1. Find a realtor who is friendly and willing to help you through the process (like me 🙋🏻‍♀️
2. Find out what kind of property you want by looking around in your neighborhood and considering what kind of neighborhood you’d like to live in.
3. Talk to an expert about how much house you can afford—this is super important!
4. Once you’ve got an idea of how much house you can afford, start looking at properties online and in person.

So…… What’s the #1 Seller Mistake? Not expecting home selling costs!

Some costs are a matter of choice, yet could be important investments in making sure your house sells for the highest amount possible—or that it sells at all. 🤔

Below are some costs to consider:

✔️Curb Appeal
Everything and anything in relation to sprucing up your home to attract buyers. First impressions are everything! ✨🏠

✔️Realtor Commissions
It’s simple really, you get what you pay for. If you want to sell your home for top dollar and quickly, hiring a professional, experienced Realtor means adding their fees into your budget. 🙋

✔️Hiring an attorney
Whether you’re required to use an attorney in selling your home varies from state to state, but it’s often a good idea either way. Your lawyer can draft the sales contract and represent your interests at the closing. What you’ll pay can vary widely from place to place, but it’s likely to be from several hundred to several thousand dollars.⚖️⚖️

There are more costs involved with selling but the bottom line is this: Selling a home isn’t free but it definitely pays off in the long run.

Do you ever feel like you’ve looked at way too many houses? There are tons of buyers in the same boat who are wondering the same thing, thinking that they’re out of the ordinary for not choosing the first home they saw.

But most buyers actually end up touring 4-8 homes before they make a decision. And 24% of buyers see up to 14!

Now if you’ve seen more than 14 homes, you’re still not alone. For 10% of buyers, they have to see 16+ homes before they can settle down.

So whether you’re feeling like you’ve seen too many homes or just not enough, you’re totally normal!
