When my seller first reached out to me, they told me they wanted land. Not just a different house, a completely different lifestyle. Horses, goats, space to breathe, and no neighbors. As adorable as this two story home was, it just couldn’t give them that.
The amount of love and care poured into this home was obvious from the second you walked through the door, and I truly think buyers could feel that too. It sold QUICK, and honestly? Not surprised at all!

Now for my favorite part, where are they headed? An off market property that checked every single box! The crazy part is, I knew the property existed because it had been listed before. So we did what more people should do in real estate: we ASKED. We asked if they’d still consider selling, and they said YES.

From there, my seller absolutely kicked BUTT getting this home market ready. Once in escrow, they handled a 20 item repair request list like a rockstar and moved 9 years of life in one single weekend.

Moral of the story: always ask. The worst they can say is no. Sometimes they say yes, and suddenly the house with goat statues is trading up for a property that can handle 100 goats. Some houses are just stepping stones to the bigger dream, and I really love being able to make dreams come true. 🐐

Yesterday I talked about how some houses fly off the market, well this one practically ran wind sprints through escrow.

When this 5 bedroom pool home hit the market under $350k, I KNEW it was going to be chaos. Multiple offers rolled in within the first few days and we accepted one right away. Inspections were completed, everything seemed to be moving forward, and then out of nowhere the buyers backed out for reasons we still don’t fully know. I immediately called the agent who submitted one of the backup offers and thankfully, their clients were still interested. Escrow opened again, but then solar entered the chat.

If you’ve ever dealt with solar transfers, you already know they can get REAL interesting, REAL fast. Unfortunately, that escrow ended up falling apart too. At this point, other sellers would’ve gotten discouraged, but not these two. Back on the market AGAIN! We ended up receiving an all cash offer, negotiated the solar payoff, and got this thing closed in less than 3 weeks!!!

What most people didn’t see behind the scenes was that these sellers were handling all of this while living separately because of the Trona layoffs. Husband working out of state, wife holding down the fort here so their daughter could finish school, and somehow still navigating one of the bumpiest transactions I’ve had in a while with grace and patience the entire time. Absolute rockstars!

Thank you guys for trusting me through every twist, turn, cancellation, phone call, solar headache, and emotional rollercoaster. We got it done. Welcome to your next chapter!

Some houses fly off the market overnight and then there are some that leave you staring at the MLS every morning wondering how this place is still available. This adorable home was one of those.
Fun fact? We actually received TWO offers from the same buyer! The first offer came in, we countered it, they decided to walk away. Unfortunately this has been happening a lot in the market as of lately. However, a few weeks later, this buyer came BACK. This time with an offer that landed almost perfectly in the middle between where they started and where my sellers originally countered. Patience is truly a virtue in this business.

But more importantly, I just want to congratulate my sellers as they start new chapters in life. Sometimes closing a chapter is also the beginning of something really good. Wishing you both nothing but happiness, peace, and exciting new adventures ahead! ❤️

Lately I’ve been getting asked, “Becca, how are you doing what you’re doing?”
The answer is pretty simple.

When I was little, I made a list called:
“Becca’s Perfect Husband.”

On that list were the following requirements:

1. Must be taller than 6’1
2. Must know how to work power tools
3. Must be able to make me laugh
4. Must be smarter than me

And then Tinder brought me the hottest guy I had ever seen. The man can build anything, fix everything, find the best deals on Facebook Marketplace, tolerate all my crazy, and still make me laugh even when I want to jump off a cliff. Half the reason this business runs the way it does is because “the help” is out here making all my chaotic ideas become reality.

Yes I am doing this again, it worked so well the last time.

My clients are officially on the hunt for your grandma’s house, and I mean the GOOD grandma houses. The ones that haven’t been touched since 1978 except for being lovingly maintained and aggressively dusted every Sunday. The more original and unrenovated, the better. We want character, we want charm, we want a house that smells faintly like Avon and butterscotch candies. IYKYK.

The main goal is to stay near Las Flores Elementary School, bonus points if it has a pool, extra bonus points if the street has “come home when the lights come on” energy.

If you’ve ever seen me walking around bent over like I’m 87 years old or heard me complain about my back hurting, I am 92% sure this is the moment it all originated. Back in 2017, I ate S**T on home plate while was innocently filming the sunset. To this day, I still cry laughing watching the full video, I’ll even link it in the comments for you to laugh too.

Figured it was a fitting intro into a Fun Fact Friday to explain that real estate isn’t always pretty!

You see the closing photos, the shiny keys, the cute listing videos, the champagne popping, and the “For Sale” signs but behind the scenes sometimes your agent is out here taking a 80mph fastball to the ankle trying to hold the deal together.

Escrows get messy, inspection and repair negotiations can get weird, appraisals will shock everybody, lenders ask for the same document 14 different ways. Sometimes you think you’re rounding third and suddenly the transaction has you heading into a timeout with the 3b coach. Much like the game, you get back up, make a game plan, brush yourself off, laugh a little, and keep moving. You don’t win if you dwell on the bad.

Real estate isn’t always glamorous behind the scenes, but having somebody who knows how to recover after getting absolutely humbled by the universe makes a pretty big difference.

I posted a WANTED ad a month or so ago with absolutely no idea the response I was going to get. But honestly I should’ve known, when you ask for something in Ridgecrest, this town DELIVERS.

Some of the coolest people I know trusted me enough to put their house on the market with nowhere to go. Which is either faith, insanity, or a little bit of both. 🤪
Facebook worked its magic. The right people saw the post, the right conversations happened, and this house appeared. The funniest part? This home was sitting a whopping .3 miles away from their old one. Apparently, once you go Deeter, you never go back. IYKYK.😂

God bless this town, God bless this family, and thank God Princess Diaries was such a vital part of my childhood, even if these kids have absolutely no idea where this video idea originated from. Their new house is equivalent to the Ann Hathaway reveal and you cannot change my mind. Welcome home Bryan family!! Thanks for trusting me on your latest adventure!!! ❤️

Some transactions are exciting because of the deal, some are exciting because of the house, and then some are both.

These clients came to me as a referral, which honestly will always make me the proudest. Someone had such a good experience working with me that they told someone else to call me? That will never stop meaning something to me. 🥹

We walked through a few houses together that looked fine on paper, but every time we left it was the same feeling… “ehhhh, not quite.” I always make my clients rate the houses we see, and we do not buy 6’s. In life, you cannot turn a 6 into a 10 no matter what you’re lookin at. If it ain’t at least an 8, it ain’t gunna be great.

Then this one hit the market at $185,000.
I remember sending it over and immediately saying, “Okay unless something is seriously wrong with this place, this is an absolute deal.” The second we walked through the front door, nothing felt off, no giant red flags, no weird neighborhood situations. It was just a really good house at a better than I could believe good price.

But of course, we weren’t the only ones who thought so. I called the listing agent and found out there were already multiple offers sitting on the table. My buyers said to me, “Well we really want it, what do we do?”
There’s a LOT of trust involved in this process, and they were all in. We put together a game plan. I ran comps to make sure we stayed competitive without writing something that was going to explode at appraisal. We structured the offer strategically, kept seller paid closing costs in there, submitted everything, and then impatiently waited for an email.
“Offer Accepted….” I don’t even think I finished reading the email before I grabbed my phone to call them. From there, escrow was incredibly smooth. We negotiated a few minor repairs, got everything wrapped up, and today they officially got the keys.

Tomorrow, we will drop off the moving truck and they’ll officially start calling this house Home Sweet Home. And me? I’ll probably be calling this one a Home Freaking Run until the end of time.⚾️🏡
