Inventory is up and prices are holding. Here’s what September looked like in Clark and Cowlitz Counties.

Clark County ended the month with 4.3 months of inventory, up from 3.6 a year ago, and pending sales were down 13.2%. The median sale price was $549,500, which is pretty much flat from last September. Almost half of everything that sold (46%) was between $400,000 and $600,000.

Cowlitz County looks similar at a lower price point: pending sales were down 23.5%, the average sale price was $472,000, and the homes that sold got an offer in about eight weeks.

If you’re buying, I think this is the most room you’ve had in a while. There are more homes to choose from and fewer buyers writing offers, so you can ask for repairs or credits. I wouldn’t wait for prices to drop though, because they aren’t.

If you’re selling, values are holding, but it’s taking 8 to 10 weeks to get an offer. Price and condition matter more than they did a couple of years ago, so price it right from day one.

Open House this Saturday in Camas

I’m hosting an open house at 3464 NW Dahlia Dr this Saturday, October 10th from 12:00 to 2:00, and I think this one is really worth walking through in person.

A few things I like about it: the covered front porch, big windows that bring in a lot of light, a living room with a gas fireplace and built-ins, and a kitchen with an island that opens right up to the main living space. The primary bath has a granite double vanity and a soaking tub, and the backyard is landscaped with a patio and a pretty private feel.

I love getting a review like this one.

These clients moved up from California and landed in a great condo in Camas. It backs right up to the Heritage Trail, it’s close to Camas Meadows, and there are pickleball courts to help keep these two retirees happy and healthy. I think they picked a pretty perfect spot.

A quick note on why this one is on Zillow: I didn’t meet these clients through Zillow. They wanted to leave me a review, but they weren’t comfortable posting on my Google Business page because they worry about their data being sold. I get that, so I offered Zillow as another option and they were kind enough to write this.

A few years ago, I showed a home to a couple from the Bay Area. Laura was ready to move here. Tom wasn't, and that's okay. The timing just wasn't right for him.

So I didn't push. I stayed in touch. A check-in here, a note there, and I kept them in the loop on what was happening in Camas. Not because there was a deal on the table, but because that's how I think you should treat people.

Then Tom called. He was finally ready.

Both of them are retired, with family here, and they wanted an active community with a golf course close by for Tom. We found it at 2 Creeks in Camas. Pickleball courts for Laura. A pool and hot tub for when the grand kids come to visit. And the Heritage Walking Trail runs right along the back of their condo.

I don't think you could plan it any better than that.

Congratulations, Tom and Laura. I'm so happy you're home.

SOLD in Ridgefield!

These first-time homebuyers officially have the keys to their new home, with just enough time to get settled before their baby arrives.

They found me through Google and chose me because of my Ridgefield roots and local knowledge. With their apartment lease ending and a baby due soon, we had a tight timeline and an important wish list: three bedrooms, a den, a big backyard, and nearby trails for family walks.
